Phase 1 Preliminary Studies Survey of terrain Soil study Phase 2 Design Cost Estimate Structural Design Electrical Design Blueprint Technical Spec Constrn Permits GENERAL DESCRIPTION have been established Professional fees are based on the official fees dictated by the Federal Asociation of Architects and Engineers of Costa Rica CFIA These fees are calculated as percentages based on the total cost of materials and labour of the entire project As at the beginning there s no accurate cost estimate We work with advances that are later subtracted from the total amount for professional fees Below I will breakdown the process in more detail PRELIMINARY STUDIES 0 5 up to 1 PF an advance will be paid for professional fees in order to proceed PHASE 1 2 Paper Work Design Blue Print and Construction Permits PRELIMINARY DESIGN ANTEPROYECTO 1 up to 2 PF An advance is paid for professional fees in order to proceed FIRST LAND VISIT We generate a preliminary analysis of the land Determining which are the best and least expensive procedures to approach the design This first visit has a cost between 100 up to 200 depending on zone and access to the land This amount will be deducted from the professional fees total once the general design and detailed cost estimate 1 Phase 3 Constr Planning Project Execution Closure 2 Solar analysis Orientation Soil test mandatory cost not included Preliminary municipal paperwork preliminary water and electrical supply paperwork Topography survey if neccesary cost not included etc Approximate time 15 days to 1month Once this process is finished balance must be paid 3 Based on preliminary studies data we create an efficient design according to detail requirements and preferences provided by the client This preliminary design can be reviewed by the client and architect to add or dismiss elements of the project The client s budget can be taken into account to carry out the design However up to this point an exact cost of the project

cannot be defined At this point an administrative CFIA cost is paid by the client in order to submit the preliminary plans and generate the CFIA contract for the project This amount can vary between 30 or However the client will be notified of the exact amount at the time of processing Approximate time 1month to 2months Once this process is finished balance must be paid CONSTRUCTION PLANS 5 up to 6 PF An advance is paid for professional fees in order to proceed 4 After the design is finished the structural electrical mechanical and technical specifications are defined With this blue print you can now apply for the construction permits Approximate time 1month to 2months Once this process is finished balance must be paid At this point the client will need to pay CFIA stamps municipal taxes and labour insurance in order to obtain construction permits 5 6 Construction cost Estimate 1 PF an advance will be paid for professional fees in order to proceed Based on the construction plans we calculate the total cost of the project PHASE 3 Construction Execution Delivery ADMINISTRATION 12 up to 13 At this point and before construction commences A payment schedule for materials labour and professional fees for construction is submitted to the client for them to have the time scale of payments and amounts The construction starts with an advance to start the work to pay the labour and first materials based on an agreement with the client Payments are made by the client every week or every fortnight Administration will send photos and v deos to the client showing the advance of the construction during the week in order for the client to make the next payment and will maintain the client informed of the progress of the project The Administration will be in charge of finding the different materials needed in order to maintain the quality of the project and accor16 ding to the technical specifications in the construction plans Leaving only to the Structural Electrical Mechanical Engineers or Architect the profesional decision to change any of the technical specifications if neccesary and always to improve the efficiency of the project The client will be informed of drastic technical changes made if the project requires it DELIVERY Here is when the keys are given to the client and the Architect will make a showing of the house carrying out the final inspection of the different systems to make sure they work fine Light bulbs sockets hot water AC etc Finally the client signs for the reception of the house 7
