Interest rates are certainly on the move upward and add tothis the incredibly rapid rise of the cost of living [ highlighted by the surging prices of fuel and electricity ] and manypundits are now anticipating our economy tipping into a recession. This current ‘doom and gloom’ hasn’t impacted the prices that buyers are prepared to pay even though enquiry hascertainly dropped off a little. Time will tell...The reason appears to be the ongoing scarcity of stock – both in established buildings, new and off the plan. Potential sellers are simply finding that selling now may give them a large payday but that getting back into themarket is then going to cost them even more – particularly buying back into the more popular buildings inBroadbeach. Broadbeach truly is the perfect suburb to invest, live orholiday in.Let’s now take a look at the market that was thefinancial year 2021/’22 …Interstate and overseas travellers to the Gold Coast arereturning to pre – Covid levels and it appears that only theinability of our local and also international airlines to copewith the demand is stopping those levels from surgingfurther upwards. Short Term Holiday Rental [ STHR ]demand is now almost back to where it used to be and thisis evidenced by hotels and Airbnb providers being bookedsolid – particularly on weekends and school holidays etc.Many owners of investment apartments here inBroadbeach used to favour long term tenants to guaranteesteady income but we have seen a major change in thisarea as investors realise that greater returns are possiblevia STHR platforms and providers – not to mention thatthey themselves can also now use their holiday propertywithout impacting income too badly.The by products of this have been the increasing difficultyof finding long term tenancy opportunities and anotherreason for not only higher rent but also higher prices whenowners do decide to sell.I would not hesitate to recommend Anthony& Kylie to any owner in Broadbeach lookingfor agents who always operate with the bestinterests of their sellers at heart. Once again – supply and demand determines marketpricing. Purchasers last year took advantage of the historically lowinterest rates on offer from the banks as the Reserve Bankof Australia kept the cash rate down thereby promotingstrong competition amongst lenders for borrowers withstrong credit. Loans are now certainly tougher to get inthese uncertain times with borrowers ‘jumping throughhoops’ and having to supply unprecedented proof of theirability to service. As interest rates climb and loan to valuerequirements by lenders increase borrowers are findingthat lenders are requiring more and more equity – often20% or more. Bank valuations are also anecdotallybecoming a little more conservative nowadays as thelenders reacted with caution to a big increases in not onlyrates but a cooling of loan applications for apartments inBroadbeach.This financial year we have continued to be surprised bythe continuing high percentage of older, cash buyerscompeting for prime apartments in Broadbeach. The fasterprocessing times on offer to sellers via contract haveproven key to their success in securing properties overconditional parties. But now that buyer numbers havecertainly softened we are now seeing the first evidence ofFOMO [ Fear Of Missing Out ] being replaced by FOOP [Fear Of Over Paying ].Having said this – at present prices are still holding steadyeven though days on market appears to be increasing.Once again – supply will have a lot to do with this goingforward. A recent report by Colliers suggested that145,000 people will move to the Gold Coast over the nextdecade prompted by its relative affordability and the ‘workfrom home’ phenomenon that has arisen during Covid.However, the recent demise of major builders such asProbuild and Condev due to slim margins and rapidlyescalating construction cost has seen many developersget cold feet and as a consequence the supply of newapartments will drop off sharply. Up to 120 new projectsmay end up not happening at all. This means that once thecurrent crop of apartment buildings being sold off the planand / or coming out of ground are absorbed by the marketa new apartment ‘drought’ may eventuate.This may serve to preserve the current prices being paidper m2 for some time going forward.So what HAS happened here in Broadbeach in comparisonto the last financial year?In short, the apartment market has enjoyed a year like noother !In comparison to last financial year when 608 apartmentswere transacted, there has been an incredible 15%increase to 698 sales in Broadbeach in total this financialyear - that’s 90 more than the same period last financialyear !Not only have total sales risen but also the $m2 being paidby buyers in an attempt to secure the right apartment.Lastly, we have seen an increase in property owners andprospective sellers asking us … ‘Is the market going to continue to go up?’ ‘Should I sell now or wait a bit longer?Selling now will [ almost certainly in most cases ] result in aprofit but if you are then buying back in immediately, beprepared to pay more – unless you are downsizing, ofcourse. Enquiry has certainly slowed a little but due to lowstock levels which could continue for some time prices areholding firm.The answer depends on your own personal circumstancesand property goals. If you’re choosing to buy and sell inthe same market, it doesn’t matter WHEN you sell. And there we have it - our latest Broadbeach FY Insiderupdate. ONE BEDROOMThis segment made a big comeback this FY in terms of thetotal number of sales up 55% [ 95 vs 147 ] as well as pricesbeing paid per m2 [up 10%]. As prices shifted sharplyupwards in the two bedroom segment this in turn caused arise in one bedroom enquiry for investor buyers and downsizers with a smaller budget.TWO BEDROOMOnce again this was the strongest sector in terms of totalsales numbers with a 32% increase from 273 to 363apartments transacted. The average sale price for all theproperties that we monitor in Broadbeach increased by 8%overall for two bedders. Some properties however,increased by far, far more than this average. By example –in Tower One of The Oracle two bedroom values increasedby 26% whilst in the rear Tower Two a 19.6% rise wasrecorded. This highlighted once again the prime locationthat The Oracle precinct occupies is still desirable andsought after – particularly by southern buyers looking for acomplete lifestyle change.THREE BEDROOM SKY HOMESAn increasingly attractive segment to not only down sizersbut families looking for a Covid-19 free ‘seachange’. Thetotal number of apartments sold increased by 40% [ 92 vs66 ] with the prices rising by 15%. These apartments arebecoming increasingly harder to buy in older, establishedcentral buildings like The Oracle, Carmel by the Sea, Waveand Verve etc. which will push prices up considerably untilmore developer stock comes on line.FOUR/FIVE BEDROOM SKY HOMESThis segment shrank by 43% with only 8 sales vs 14 lastfinancial year no doubt brought about by lack of supply.The average sale price increased however by 7% helpedalong by a lack of choice and quality and not by lack ofbuyer interest and demand. This will be a growth segmentgoing forward as developers ramp up production in orderto meet demand. The sale price gained was far beyond ourexpectations and we owe this to Kylie'sdiligent professionalism and honesty. Shekept us up to date and well informed duringnegotiations of the sale. During Covid we have been continually asked for advice as to what provides the best return on lifestyle apartment investmentshere in Broadbeach going forward given the present situation with vaccination rates and borders finally opening up. When Covid began Short Term Holiday Rental and Hotel guest traffic almost completely disappeared - investors swung acrossquickly to permanent tenants as a source of some income albeit at much reduced rates. Now that borders are open andlockdowns are [ supposedly ] a thing of the past we have seen the past Christmas / New Year and Easter period with recordoccupancy rates almost in line with pre-Pandemic levels and investors are moving back to the higher income levels affordedvia Short Term Holiday Rental (STHR).As always it essentially comes down to two factors … [1] Owner usage and [2] Expected or required Return on Investment (ROI).Many investors like the surety that a tenant provides as they don’t seek to stay in the apartment themselves for holidays. Thebanks also will ask for potential rental income appraisals as part of the lending process and it is these numbers upon whichthey will determine loan to value ratios and repayment capability as long as the initial valuation stacks up as investing in anapartment in the heart of Broadbeach in an apartment building complex is typically a long-term lifestyle investment. INFRASTRUCTURE UPDATELIGHT RAIL STAGE 3BROADBEACH SOUTH TO BURLEIGH HEADS The third stage of the Gold Coast Light rail is well underway with John Holland gearing up tobegin major construction activities on the $1.044 billion project. Consisting of a dual lane,6.7km extension from Broadbeach South to Burleigh Heads, adding a further 8 stops andadditional 5 trams to the G-link service. According to Queensland Premier AnnastaciaPalaszczuk, signing the contract for Stage 3 is a massive milestone for a project ahead of the2032 Olympic & Paralympic games. The third stage is the next step toward the projected lightrail connection from Helensvale to Coolangatta, which will be 42-kilometres. Planning hasalso begun for the Gold Coast Light Rail Stage 4, a 13km extension south of the light rail stage3, linking Burleigh Heads to Coolangatta via Gold Coast Airport.
