!HISTORY AND KEY MILESTONES"CADSTEEL PTY LTD evolved from the Harwood Pacific Group that was establish in Darwin in the wake of Cyclone Tracy in 1975 to assist in the city’s reconstruction.! The company relocated to Brisbane in 1988 and over the next decade established a reputation as a quality builder of family homes and small townhouse projects. In 1991 Delphin Property established Forest Lake as Brisbane’s first master planned community and Harwood Pacific developed the first townhouse projects and built over 300 homes in the community. "In 1998 Harwood Pacific expanded into New Zealand with offices in Christchurch and Auckland and became the second largest builder of homes behind the Fletcher Group.! "Cadsteel was formed in New Zealand in 1998 to manufacture light gauge steel framing for housing supplying Harwood Pacific and builders in the North Island of New Zealand."In 2001, Cadsteel introduced light gauge steel (LGS) framing to the USA with a plant in Orlando Florida producing LGS for home builders, curtain wall and facade framing for commercial projects and modular toilet blocks.! !!"Development of hurricane resistant housing using steel fame construction expanded the business into the Bahamas and across southern Florida, Georgia and Alabama resulting in Cadsteel being selected by the USA Corp of Engineers as a key supplier to assist in the redevelopment of New Orleans after Hurricane Katrina and a military project at the Marine Base in Barstow California."Capitalising on the hurricane resistant steel framing systems, modular housing manufactured in Orlando Florida was shipped to The Bahamas for projects at New Providence, Grand Bahamas and Eleuthera.!! In 2021 opportunities for the companies’ technology became obvious so the company was reformed and resumed development of the latest innovative technology to produce lightweight galvanised steel frames and trusses. "Production began in 2021 with a plant established at Stapylton and in November 2022 due to the rapid growth manufacturing was relocated to a larger factory at 10B/84 Christensen South Road offering over double the production space and an additional 300 M2 of office space. The factory now operates three rollforming machines, spicily configured crane trucks and trailers and four in-house frame designers."In early 2022 a state-of-the-art rollformer was bought on line to manufacture the C-Span floor system. The A$1.3m rollformer, the only one in the Southern Hemisphere and one of only five the world, is capable of manufacturing in excess of 2,200 lineal metres of product per shift.! "Over the next two years the rollformer was reconfigured with proprietary tooling to produce Modfloor a revolutionary chassis system for modular housing and Modfloor is now supplied to modular builders in Queensland, New South Wales and Victoria and is gaining acceptance by modular manufacturers across Australia and internationally."!&Page 7

OUR PRODUCTS MODFLOOR All modular houses and buildings are manufactured on either a steel or timber chassis designed to enable the finished building (dwelling) to be transported to site by truck then craned into position.!! "Some buildings comprise multiple modules complexed onsite.! Use of timber for the manufacture of chassis is declining due to movement of the chassis during transport, weight of the finished product, speed of assembly and the need for qualified carpenters to manufacture. State Governments are now tending to specify steel as it is not subject to pest infestation, mould or rot."Traditionally, steel chassis have been manufactured from “hot rolled or structural steel”! The components of the chassis are then usually welded together to create a chassis.! This type of chassis usually requires heavy steel “skid beams’ to support and brace the structure and as welding destroys galvanising painting with rust resistant paint is required after assembly."If the welded chassis are manufactured offsite, the manufacturer is then burdened with the cost of freight to the modular factory adding cost and build time. Modfloor is delivered “flat packed” ready for assembly substantially reducing freight costs."MODFLOOR completely eliminates heavy cold rolled steel beams, is cheaper, lighter, stronger, does not require any measuring, cutting or welding and offers Australia’s only corrosion warranty for modular steel floor systems."Modfloor can be designed to suit virtually any type of foundation system with lengths only limited by transport restrictions and 5.3 metre widths are available.! "Components are manufactured to exact lengths in the factory eliminating waste in the factory and at the point of assembly and is 100% recyclable.!! !Movement in a modular building chassis (deflection) during transport from the factory to site results in damage to internal linings such as plasterboard, tiling and trim components.! "To mitigate this damage, modular manufacturers often clad the exterior or interior of a building in plywood as bracing to limit the deflection.! Apart from the additional construction cost and time in the factory, this is not always successful with many manufacturers having to conduct repairs onsite after installation."!"Modfloor technology has undergone independent testing for strength and rigidity confirming that the Modfloor chassis has by far the lowest deflection rates in the industry.! Modfloor customers have eliminated additional plywood bracing substantially reducing construction time and cost."!"Independent testing of Modfloor involved loading a 12metre x 4.5metre chassis with 15.55 tonne of concrete and suspending the chassis to test the deflection at various points.! A modular building of this size would normally weigh between 7 and 9 tonne. The highest deflection rates recorded was 4.1mm with most between 0.15mm 2.00mm.!!!!!! Deflection rates between 16mm and 20mm are normally accepted within the industry.! ZINMAG ZM310 The steel used in the manufacture of Modfloor is ZINMAG ZM310 manufactured to AS1397:2011.! "During manufacture at the steel mill, in addition to the normal galvanising the steel is coated with a zinc-aluminium-magnesium alloy that is highly resistant to corrosion.! The alloys have been developed to provide a breakthrough solution in surface corrosion and cut edge protection suitable for aggressive environments.! ZINMAG ZM310 steel is exclusive to Modfloor."!"HOW IT WORKS The magnesium in the zinc-aluminium system accelerates the formation of a highly resistant crystalline film which is extremely stable protecting against corrosion.!! With the addition of magnesium to aluminium, ZinMag ZM310 stabilises the self-sacrificial corrosion of zinc on the coated surface, on scratches or cut edges that can occur during manufacturing or installation."!"THE BENEFITS The magnesium changes the corrosion mechanics offering improved cut edge corrosion performance with significantly improved corrosion resistance in harsh environments, including chemical and marine environments. "SALT SPRAY TESTING ZINMAG ZM 310 has been independently tested in Australia under ASTM B117-19 and found to be totally rust, corrosion and delamination free after 2,000 hours of testing.! "!"General rules can be applied to estimate the equivalence between salt spray test hours and real-life exposure suggesting that 24 hours of salt spray testing can be roughly equivalent to one year of exposure in a marine environment.! On this basis 2,000 hours of successful testing relates to more than 50 years of strong corrosion resistance. "The salt spray test under ASTM B117-19 is a standardised method that involves exposing samples to a controlled saline environment, simulating the effects of long-term exposure to harsh, corrosive conditions and is an accelerated corrosion test designed to speed up the corrosion process, providing quick results that can be used to predict long-term performance."!The samples are placed in a chamber where they are continually exposed to a fine mist of saltwater solution, typically consisting of 5% sodium chloride. PRODUCTION CAPACITY The Modfloor rollformer has the capacity to manufacture 2,200 lineal metres of components per shift with just three operators.! At an average weight of 6kg per metre, this equates to around 13 metric tonnes per shift.! With a 12m x 4.5m Modfloor chassis weighing approximately 1,300 kg, production capacity is about 5 Modfloor chassis per shift or 25 per week on a single shift basis."!"FUTURE DEVELOPMENT Improvements to the Modfloor system are undergoing significant development, final engineering and! ‘live testing” before being released to market at Offsite 2025 being held at Royal Pines Resort in August 2025."!"THE “NO-STEP” OPTION."This innovation will enable modular builders to:"➡Eliminate ramps for modular NDIS and accessible housing."➡Provide land/lease developers with an option that allows homes to be relocated without damage and comply with national legislation.!!
