COMMUNITY MANAGEMENT This month s opening letter has a guest writer from the new MPOA President John Valletta The new MPOA General Manager COO Susan Greene will make her official Lefe Life debut in next month s Lefe Life At the MPOA organizational meeting on January 25th the Board of Directors elected me to serve as MPOA president this year I appreciate their confidence in me and I m looking forward to working with them and all of you as we aspire to achieve the Vision Statement just revised by our Strategic Planning Committee Located on the scenic Manatee River Waterlefe is the premier golf and boating community that our families are proud to call home That vision is supported by our Mission Statement Safeguard our outstanding community and its unparalleled amenities and lifestyle Your MPOA Board of Directors is committed to both statements and we will continue to work on your behalf to ensure that they are realized At our annual meeting on the 25th the community was once again presented the opportunity to amend Section 18 of our Covenants revising the way we count votes in our elections To pass the amendment needed two thirds or 412 of our 617 households to vote yes Unfortunately less than 50 of households participated in the voting process with only 302 total votes cast My thanks go out to everyone who took the initiative to vote Although this result was disappointing the Board and the Covenant Committee will go back to work educating homeowners about the need to revise our vote counting process This will help ensure that the documents that govern the way we use our properties are up to date and able to be amended when needed Our documents are well over 20 years old and are many years overdue for an update Reach out to any member of the Board or the Covenant Committee if you have any questions about this important initiative Finally as we announced at the meeting our management team responded to the community s request for consistent and increased hours of operation at the River Club This year has been budgeted to be open five days a week Wednesday through Sunday for the entire year It s critical now that we increase our use and support of the River Club accordingly so it can achieve its revenue goals and to avoid any schedule modifications or financial setbacks as the year moves on John Valletta MPOA President 2 Lefe Life February 2022 Burr what a cold stretch we had at the end of the January The good news is that February started out with temperatures back in the 70 s and even the 80 s Unfortunately the two mornings of frost did have an effect on the landscaping throughout the community Almost all of the shrubs made it through with little or no frost burn but the annuals are more delicate and therefore we lost many beds The removal of the dead annuals and the planning for the next rotation has begun It s hard to believe it is already February and the Golf Club is in full swing with golf events Two of the Club s major tournaments were completed since the last Lefe Life and the WWGA also hosted their always popular themed mixed event called Casino Par Tee The winners of the Men s Member Member were Bill Vernal Greg O Donnell and the winners of the Ladies Member Member were Pauline Dickson Vicki Joshpe Congratulations to all Greg O Donnell Bill Vernal Vicki Joshpe Pauline Dickson Casino Par Tee Event Committee Steve Dietz CDD General Manager Community Management 3

FINANCE REPORT MPOA Updates We are currently working with the auditor on our annual financial audit All accounts financials assets and HR records are audited by an outside auditor It is a very extensive process which takes over a month to complete The audit reports are usually finished by the end of March and available to any member that requests it On another note the finance committee and the MPOA staff have analyzed the River Club usage over the past few years It is critically important for the community to support the River Club and increase their attendance to sustain the restaurant facility Please get the word out to your neighbors who don t use the River Club Their participation is necessary to help keep assessment increases to a minimum Better participation equates to lower assessment rates in the future If you are interested in our monthly reviews for the Master Association you are more than welcome to attend the Finance Committee meeting which is held the third Tuesday of each month 10AM at the River Club If you have any specific questions on the budget or financials you can call the Association Management Office and ask for Bob Davis 941 747 6898 Bob Davis Comptroller CFO 4 Lefe Life February 2022 MPOA Updates 5

MPOA BOARD MEETING COMMITTEE UPDATES The MPOA Board of Directors Meeting was held on Wednesday January 26th at 2 PM The Directors Management Staff and a group of homeowners met in person while the remainder of the community were welcomed via our Live Stream platform on YouTube Below are the updates for the Waterlefe MPOA committees that were shared at the December Board of Directors meeting JANUARY SUMMARY Your MPOA Board of Directors encourages you to participate in the monthly meetings In person attendance is now open seat reservations are not required Live Stream participation is available to all no matter your location The link is included in the email meeting reminders each month If you are unable to attend by either means you are always welcome to submit a homeowner comment in advance by emailing mpoa waterlefefl com Motions The Board approved the motion to adopt Policy Statement 31 22 Directors Resolution Re adoption of election rules Motion passed 5 0 The Board approved the motion to adopt Policy Statement 32 22 Directors Resolution Electronic Voting Motion passed 5 0 The Board approved the motion to to transfer 53 113 68 from the Truist Reserve Account to the Truist Operating Account for reserve projects Motion passed 5 0 The Board approved the motion to fund a onetime payment of 15 000 00 to the MPOA Reserve Account Motion passed 5 0 The Board approved the FHS quote of 17 817 62 for necessary repairs of the boat lift Motion passed 5 0 The Board approved 21 new paint schemes for Waterlefe residents to implement through the DRB Motion passed 5 0 Design Review There are 15 approved applications for residential change pending completion 8 Lefe Life February 2022 JANUARY SUMMARY Design Review Board The DRB reviewed their Board goals for 2022 and new paint schemes At the January meeting the MPOA Board approved 21 new paint schemes to be incorporated into Waterlefe approved paint schemes for use Activities Committee February has great events planned for the River Club Valentines Brunch February 13th Rombauer Wine Dinner February 19th and a two night Comedy event on February 26th 27th Board Liaison for 2022 is Jodi Carroll Capital Projects Committee Committee will remain an Ad Hoc committee Committee Chair and Board Liaison for 2022 is Jeff Brand Covenant Team Chair for 2022 is Bruce Ambrose and Board Liaison for 2022 is Dyana Eborn Young Finance Committee The Finance Committee still strongly recommends an increase to the River Club annual minimum amount MPOA Treasurer and Finance Committee Chair Board Liaison for 2022 is Bob Griswold River Club Committee Committee Chair and Board Liaison for 2022 remains Jeff Brand Strategic Planning Committee The Strategic Planning Committee Chair and Board Liaison for 2022 remains Jodi Carroll At the January meeting the MPOA Board approved the 2022 Strategic Planning Committee Plan MPOA Updates 9

RIVER CLUB UPDATE River Club Greetings from the River Club It is so wonderful seeing everyone back at the clubhouse again Now that February is upon us we are well into season This month we have many exciting things planned for our membership Our annual Literary Luncheon had a wonderful turnout thanks to the diligent ladies that refused to let it be anything other than a huge success Well done ladies you know who you are With the timing of Valentine s Day this year we are holding a Valentine s Brunch on February 13th that is sure to be spectacular Hopefully you are able to enjoy it with your special someone or with a fun group If you haven t yet signed up for the Lunch Learn being held on February 17th please do so It will be a highly informative event with expert opinions on exterior colors and landscaping to keep your home s value maximized This month will end with a two night show from the hilarious comedian Tim Walkoe The Saturday night show is booked up but we have a few tables available for the Sunday show so sign up quickly before they are gone In closing a reminder to keep an eye out for our upcoming March events opening soon We have a two night performance by the always popular Rocket Man as well as our St Patrick s buffet Name that Tune at the end of the month and many other popular events As always I look forward to seeing you at the club Dan Adkins River Club Manager 10 Lefe Life February 2022 River Club 11

CDD COMMITTEE UPDATES CDD Golf Club Click here to view the February 2022 edition of Golfer s Glance Landscape Committee The oak tree trimming on Waterlefe Blvd has begun this was completed for the healthiness of the oak trees by cutting out deadwood and excess moss The other oak trees in the community will also be trimmed in phases on an annual basis The new plantings at the SE Corner monument have been added Philodendron plants were planted along the side by the black fence and plants were added in front of the balustrade to enhance the view when driving up UMRR towards Waterlefe Safety Committee The Safety Committee has begun determining locations where any traffic calming may be necessary They will now begin looking at the different options for these locations to see what can be done to help with any traffic concerns The Sheriff s patrols were also increased during the recent holiday season and hope that the measures that have been taken will continue to encourage safe driving biking and pedestrian traffic The Safety Committee also plans to send out a newsletter detailing the data collected for residents Golf Committee The Golf Committee is continuing to plan and prepare for the major greens renovations in the Summer of 2023 They have received an updated scope of work and pricing and are now reviewing it to help keep the Golf Course at the high Waterlefe standards Capital Planning Committee The Committee has been working with the local Architect and District Engineer to finalize a building footprint and floorplan layout to present to the CDD board The committee plans to have an on site meeting with the interior designers in the next month and has also begun meeting with a contractor to get a scope of work and pricing quote created to determine the cost of the projects 22 Lefe Life February 2022 CDD Golf Club Updates 23

YOUTH GOLF PROGRAM Who introduced you to golf Most likely a family member or a friend But what if you re an underserved youth and no one in your family or immediate neighborhood has ever played the game How then do you get introduced to and learn to play golf Some of the members of the Waterlefe Golf Club are partnering with the 4th Ave Dream Center in Bradenton see last month s Golfers Glance to provide a golf experience for 6 to 10 underserved youth This initiative will be accomplished by using Waterlefe s golf environment coupled with coaching and equipment We will need funding of approximately 2 000 per year per youth to make this a reality Needless to say they need a friend of the family in their extended neighborhood to make this a success For those who would like to make a tax deductible donation we have arranged with the Dream Center to accept donations on behalf of the Waterlefe Youth Golf Program while we pursue our own non profit status They will send you the IRS letter validating your donation to a charitable organization Checks should be made out to United Community Centers with Waterlefe Youth Golf Program in the memo line Donations given to committee members will be taken to the Dream Center or you may mail the donation to 13 AV Dream Center P O Box 1683 Bradenton FL 34206 The first steps have been taken to introduce golf to the youth at the Dream Center see pictures on next page In December Matt Primrose Waterlefe s PGA Professional and several volunteers put on sessions at the Dream Center to provide the first touch of golf to over 60 underserved youths Follow up sessions occurred in early January to complete the first touch experience and the initial selection of participants We have also started the task of establishing the Waterlefe Youth Golf Program as an official not for profit business in the State of Florida We are also addressing the requirements to open a non profit checking account The founding members of this effort are Bob Buchanan Janis Bumgarner Gerald Jones Tony Tierno Steve Dietz and Matt Primrose They are available to answer any questions you might have and to accept your donations to this Waterlefe effort Other club members and associates Denny Meskill Ken Whitt Lisa Phillips Eduardo Ronderos Rachelle Moscato and Grant Price are volunteering to assist in the training We would appreciate receiving donations from our membership to make this effort a success All donations should be made by check and should be made payable to Waterlefe Youth Golf Program 24 Lefe Life February 2022 CDD Golf Club Updates 25

FEATURING SUE AND HERB MCCARTY WRITTEN BY JACK RITCHIE IN THE SPOTLIGHT Sue and Herb are one of the few Waterlefe couples so far in this Lefe Life section who were both raised in California although their careers then took them through six major cities before retiring in Sarasota as snowbirds 27 years ago Along the way they met in High School have been married 57 years with two children and three grandchildren and they continue to volunteer their time and expertise towards good causes Herb was in the auto industry for 32 years all with Ford Motor Company He started out as a co op engineer at Ford in alternating semesters while earning a B S Degree in Mechanical Engineering at Cal State in Los Angeles He was then hired full time at Ford s L A Assembly Plant as a Process Engineer Herb advanced into Engineering Management at L A and San Jose Assembly plants His next assignments were in Assembly Plants in Atlanta then Chicago both as Assistant Plant Managers Lately Sue and Herb s support has just expanded to being foster parents for rescue dogs The 1st dog they cared for was Hot Dog a 5 yr old Choweenie that was hit by a car Hot Dog was recuperating and was just adopted at their Website LowRiderRescue org Since retirement Herb s long running volunteer activity has been building houses with Habitat for Humanity starting in Sarasota in 1998 and in Manatee County in 2005 where Herb still volunteers today Herb estimates that he helped build more than 100 houses in this area Herb has also traveled to other areas in the country affected by floods and hurricanes for special blitz builds Herb retired in 1995 and the couple became full time Florida residents in 2000 when they sold their Michigan home and their beach front Sarasota condo in favor of a home in Waterlefe When Sue and Herb summarize why they like Waterlefe their quotes include We love the people we have made so many friends we know everyone on our street we all watch out for each other and their street has hosted the infamous Halloween Block party every year Next came a shift to Engine Plant Manager starting in Cleveland then in Lima OH then in Windsor and finally in Dearborn Herb finished his career as Program Manager of a new multinational engine program that involved working with Ford activities in Germany and England as well as the U S While working in LA Herb had the opportunity to test drive one of Ford s muscle cars Fast real fast 150 MPH Since then Herb s top speed down Whooping Crane is 18 MPH in his golf cart Sue spent her career as a Pediatric Nurse then more recently volunteering as a nurse at homeless centers She also has been giving Covid 19 vaccine shots At church Sue volunteers as a Care Mentor and along with Herb in the Children s Ministry 28 Lefe Life February 2022 Around the Neighborhood 29
