What are the main factors to consider when designing a house?While budget is always one of the most important elements toconsider when starting a project, in my opinion, one of the keypoints is the land. We must always analyze these factors beforeeven starting the project to guide us effectively and also not todisappoint our client. For example, the terrain will guide us tooptimize the harmonization with the slopes, the view, as well as theorientation of the openings versus the sun. Taking the example of aproject that would be on a small lot by the water's edge. Sometimesthe setback regulations greatly reduce the buildable space. So, at acertain point, the client could face a choice between getting thecovered balcony of their dreams to enjoy the view or getting thatsquare footage inside the house for another use. It's all aboutbalance and choices.2. Could you share ideas on how to incorporate sustainable andenergy-efficient features into the design of a new home?“Following up on my comment above, the placement of openings iscrucial to maximize natural heating.”3. What are the emerging trends in home design for 2024 thathomeowners should be aware of when embarking on a newconstruction project?The response varies greatly depending on the location of the project.Over the past few years, we have noticed a significant demand formain floor suites or even spaces for future elevators. People areincreasingly concerned about being able to age in place and haveplanned the necessary accessibility features if needed. Someindividuals even go as far as adding an additional stacked washer-dryer in their bedroom to have everything in place in case thelaundry room is on another level. We also see an increasing demandfor a separate laundry room with a sink and storage. The 'jack andjill' layout is also very popular to provide access to a bathroom fromthe secondary bedrooms.In other regions, people are very concerned about the cost-effectiveness of square footage. There is often a demand for smallerspaces and minimal loss of space in corridors, for example. Theaddition of storage/pantries and 'mudroom' type entries are alsocommonly requested elements.

How do you approach the customization process with clients toensure that their unique vision of their dream home is realized?During the design phase, we always ask clients for their "grocery list" tounderstand their needs. There are two types of needs in my opinion: the"must-haves" and the "nice-to-haves". Since there are several factorsinfluencing a project, it is always essential to explain to our clients thedifference between optional elements during creation and those that areessential. Clients often come to us with various ideas related to Pinterestinspirations or competitors' plans. It is part of our job to understand whatthey like about all these elements and to create a plan that reflects theirneeds and preferences.

Among thethoughtful features were two secondary main floor bedroom suites,specially tailored for their visiting mothers. These suites boastedwider doorways and curbless showers, ensuring easy accessibilityand comfort, even as mobility needs evolved with age. What were the key considerations and challenges encounteredduring the planning/construction phase?During the planning phase, our greatest hurdle arose fromconflicting information regarding the actual lot size. The Kruzels hadpreviously erected a new boathouse with another builder, securingtownship approval for a minor variance on lot coverage. Leveragingthis approved variance and the town's assessed lot size from onlinerecords, we tailored the design to adhere to zoning regulations.However, during the permit application review by the planning department, itbecame evident that erroneous information had been sanctioned duringthe variance process, along with an incorrect lot size in the assessment.Consequently, the town mandated a current property survey to ascertainthe accurate lot size, accounting for current water levels and the precisedimensions of existing structures. This necessitated recommending designalterations to the garage and deck to comply with zoning bylaws,facilitating approval for construction. Despite the need for compromiseand additional time, the essence of their cherished design remained intact,enabling the Kruzels to embark on realizing their dream home.
