The team collaborated with the GC and client to construct a full-scale, two-story timber bay mock-up and, together with the greater design-build team, participated in material testing that informed the final design and project execution plan. In addition, Elevated contributed to constructibility reviews and options analysis during preconstruction and played a key role in early timber receipt, storage, staging, and timely erection on this large-scale, complex mass timber project.

The team performed installation of all siding, as part of our architectural carpentry scope, and were an essential part of the design-build team from very early on, playing a key role in early timber receipt, storage, and timely erection on these three large-scale, complex mass timber buildings. Honoring the client’s environmental stewardship goal, the project was designed and is being built to LEED Platinum certification standards.3 mass timber buildings, including a six-story office building, an events beacon, and a fitness center.Targeting LEED Platinum.Constructed with maximum interior flexibility to accommodate post-COVID work styles. 5EVENTS BEACONThe events beacon features a reciprocally framed roof that spans 70 feet without additional column support.FITNESS CENTERThe fitness center has timber roof cantilevers on three sides and is supported by two-story glulam columns.Composite Beam InstallationThe six-story office building features exposed timber for interior finishes. To meet the California Building Code height limit of 85 feet, the design-build team used a composite system with flat beams affixed to a concrete topping slab using HBV connections. The team used 40-foot spans of 14-inch-deep beams to achieve a high ceiling that complied with building code floor-to-floor height restrictions while also accommodating a raised access floor for MEP systems. 5

The Lighthouse is the only open-to-the-public building in the region built entirely of mass timber and it will serve as an education opportunity for how to build in a more environmentally responsive way. 7Mass Timber in its Purest FormCLT panels are supported by an intricate glulam framing system, allowing the structure to also serve as an exposed wood finish. Elevated installed 20-foot double cantilevered overhangs, which required extensive planning, shoring and temporary support measures. SONOMA ACADEMYELEVATED ROLE ErectionGENERAL CONTRACTORXL ConstructionARCHITECTWRNS StudioSTRUCTURAL ENGINEER Mar Structural DesignJANET DURGIN GUILD & COMMONS | SANTA ROSA, CASonoma Academy’s Janet Durgin Guild & Commons is a 20,000 s.f., two-story building and one of Sonoma County and Elevated’s most sustainable projects. As Elevated’s first mass timber project, back in 2018, we performed mass timber erection as well as architectural carpentry that included the installation of all siding. CLT was utilized for the roof deck, one of the earliest examples of mass timber in the Bay Area. All wood-based products in the building are sustainability sourced or reclaimed from local sites. For example, the redwood paneling in the dining area was reused from an old house in Mill Valley. The CLT in the commons building extends the warmth of the trellis into the eaves of the building, providing a sense of connection to nature.

In partnership with Aedis Architects, Daedalus Structural Engineering, and XL Construction, Elevated delivered the first TimberQuest mass timber project for Sacred Heart Schools. TimberQuest is a cost and schedule efficient, prefabricated, DSA pre-checked solution that provides 21st-century learning environments within a high-quality, healthy, and sustainable mass timber facility. The project is approximately 4,000 s.f., containing four 1,000 s.f. classrooms, each with a restroom. This project was built out with a quick turnaround of 11 weeks, during the summer, with classrooms ready for students to return to school in the fall. The general contractor was able to add efficiency and speed to the project by consolidating multiple trade scopes, including mass timber erection, rough carpentry, and building and site specialties work, under the Elevated contract. The XL+RMW team worked to drive the design to achieve the budget established by UCSF while maintaining the mass timber structure that the health system strongly desired.

SSF WELLNESS CENTERELEVATED ROLE ErectionGENERAL CONTRACTORXL ConstructionARCHITECTSmithGroupSTRUCTURAL ENGINEER Buehler EngineeringSOUTH SAN FRANCISCO, CACalifornia’s first mass timber healthcare facility will be home to HCAI-3 clinical care spaces on the first floor and County administrative and support services on the upper floors. With sustainability top of mind, the County of San Mateo is targeting LEED Gold for this primarily electric building that includes recycled materials and, being mass timber, will emit significantly less embodied carbon than a concrete and steel building. The building features raised access floors for power and data instead of a more traditional above ceiling configuration.

HCAI-3 Medical Office Building1st Mass timberhealthcare faciity in CALEED Gold TargetThe clinic will provide express care, primary care, pediatric care, dental services, and optometry services for northern county residents. The plans call for a multi-purpose conference area, able to convert to an emergency operations center. The building will also house the County’s Women Infants and Children (WIC) and Aging and Adult Services (AAS) Departments. The project includes demolition of an existing building and is located adjacent to an active historic courthouse. Construction is set to commence in Summer of 2024.
