Date & location: The annual meeting of the association shall be held on thesecond Monday of May as specified by the covenants, or assoon thereafter as is practical should there be a conflict with themeeting date due to unforeseen circumstances beyond theboard’s control. The meeting shall be held at such place as theboard of governors designates.Notice: Notice of the annual meeting shall be given 21 days prior to thedate of the meeting as required by the covenants. The meetingdetails will also be shared by email and on the NTV Facebookpage.Purpose: General business meeting and election of representatives to theboard of governors to fill any vacant seats or expiring terms.Agenda: The board of governors shall determine the items to beaddressed at the annual meeting and the meeting shall beconducted according to Roberts Rules of Order or the formatadopted by the board. Any member who wishes to have theboard address a concern or issue at the annual meeting mustmake such request in writing to the board at least 14 days beforethe meeting to allow them to be placed on the agenda,researched, and addressed in an orderly manner. Voting: All individuals owning property in Natchez Trace Village whosubscribe to the objectives of the association as stated in ArticleII are members of said association due to their propertyownership and are entitled to attend the annual meeting and votefor board members at that meeting. Proxy voting by themembership shall be in accordance with the Covenants, whichstate that each lot owner (member) shall have the right to castone (1) vote for each lot owned in the subdivision and said votemay be either in person or by proxy. The form of proxy shall givethe board of governors or another NTV member the right to casta vote on the absent member’s behalf. Proxy voting shall beallowed only on forms provided by the board of governors. Nominations: The nominating committee shall consist of no more than seven (7)members, no more than two of whom shall be members of theboard of governors. The chairman shall appoint up to three (3)members and the remaining four (4) seats shall be filled byvolunteers consisting of residents of NTV.The nominating committee shall be convened 14 days prior to thedate of the meeting. The committee shall submit to the chairman alist of nominees to each seat on the board of governors to be filledat the annual meeting no less than seven (7) days prior to thescheduled meeting and the election shall be at the annualmeeting. PROTECTIVE COVENANTS AFFECTINGNATCHEZ TRACE VILLAGE7. Covenant about septic tanks deleted because the Village has asewer system.8. No trailer, other than a boat trailer, shall be placed or maintained onsaid property.4. No type structure shall be erected on any of the lots in saidsubdivision without proper submission of the plans and specifications tothe Board of Governors of Natchez Trace Village, hereinafter providedfor, and approval of such structure must hereinafter be obtained from thesaid Board of Governors prior to construction.1. The property conveyed herein shall be known and described asresidential property and no structure shall be erected, placed, altered, orpermitted to remain on said lot other than a residential building meetingthe specifications and requirements hereinafter set out; however, nothingherein contained shall be construed in such a way as to prohibit thecontinued use and maintenance of a water well or pumping system to beinstalled in and around the property, provided the operation of said wellsand water system over and across any of the property does not interferewith the construction of homes on any of the lots.6. The owner of the property shall keep the grass on said property neatlycut and shall keep the property free of weeds, litter, and rubbish of allkinds.3. No noxious or offensive activities shall be carried on upon any of thesaid property, nor shall anything be done thereon which may be or maybecome an annoyance to the neighborhood.2. No dwelling house shall be constructed on the said lot having an areaof less than 1,800 square feet of living area for a one story house, norhaving less than 1,200 square feet of living on the lower floor of a oneand one-half or a two story house.5. No changes or alterations shall be made after the original constructionof the structure on a lot until such plans and specifications for thealteration have been submitted to, and approved, in writing, by the Boardof Governors of Natchez Trace Village as said Board is hereinafter setout.

(b) With the permission of the Board of Governors lot owners maypermit guests to maintain boats on their property, provided that suchprivileges do not interfere with the other property owners rights andprivileges; however, no boat of any kind owned by any person otherthan the owner of the lot in the hereinabove described land shall beallowed to be moored or maintained in any adjacent water on apermanent basis.Monday of each May thereafter there shall be held a a meeting of thethen owners of the various lots of said subdivision, which meeting is tobe held at 7:00 PM at a place to be designated in a written notice postedat the main entrance to the property, which said meeting shall be for thepurpose of electing members to the Board of Governors. An owner shallhave the right to cast one (1) vote for each lot owned in the subdivisionand said vote may be either in person or by proxy. If a lot has more thanone owner, said owners shall be entitled to only one (1) vote. Anymember of the board shall be elected by a majority of the lot ownersvoting at the meeting.(a) Any structure for mooring boats to be erected shall be firstsubmitted to the Board of Governors with complete plans andspecifications, which specifications shall require construction oftreated lumber and said structure must be approved by the board ofGovernors as to the width, height, location, design and specificationsof any structure. No structure of wood shall be erected that is notneatly painted with two (2) costs of paint. No piers or any otherstructure shall be erected or shall extend into the lake abutting theproperty, said lake being known as the Natchez Trace Village Lake.12. The Board of Governors may make such rules and regulationsaffecting the use of the subject property as they so desire, said rules andregulations to include, but are not limited to the following:11. It is understood and agreed that the land conveyed herein shall bebound by the rules and regulations formulated by the Board ofGovernors of Natchez Trace Village. When ten (10) homes are actuallyconstructed and occupied by permanent residents, then, on the second10. No dwelling shall be located on any residential lot nearer than 50 feetto the front lot line, nor nearer than 25 feet to any side lot line.9. This property may not be resubdivided; however, nothing hereincontained shall prevent the owner of two (2) adjoining lots from treatingthe combined area of the two (2) lots and one (1) building lot, in whichevent the set back line for building purposes shall be construed andinterpreted to apply to the outside lines of the two (2) combined lots andnot to the line which is common to both lots.

14. The owner of the lot conveyed herein shall have the perpetual rightto use the entire lake known as Natchez Trace Village Lake, and theowners of lots abutting on the lake shall use their lot as a means ofingress and egress to said lake. As to owners of lots which do not abutthe lake, said owner shall be provided, along with other owners of lotsnot abutting the lake, with a common means of ingress and egress to thelake.13. All homes shall be for the purposes of single family residentialdwellings. There was additional language in this covenant about noallowing for financing by any federal government entity; this part of thecovenant is illegal because it is discriminatory.(c) The owner of each lot except the owner of Natchez Trace Villageshall annually pay a maintenance charge for the purpose of creatinga fund to be known as the “Natchez Trace Village MaintenanceFund”. The amount of the annual charge may be fixed by the Boardof Governors but, in no event, shall exceed Fifty Dollars and 00/100($50.00) per year, per lot. The purpose of the maintenance fund,among other things, may include but is not limited to the upkeep ofpublic right-of-ways, insect control, employment of a watchman,repair and maintenance of any facility designed for the benefit of theproperty owners in the subdivision and the payment of any taxes onany facility which provides for the general benefit of the lot owners.(d) The Board of Governors shall have the power and authority toformulate rules and regulations in addition to those herein set out,which rules and regulations in the opinion of the Board of Governorsshall add to the beneficial use of the subject property and shallcontribute to the safety and beauty of the property.16. No entrance to any garage or carport shall face the street whichabuts said lot.17. Enforcement shall be by proceedings at law or in equity against anyperson violating, or attempting to violate any covenant.15. All homes constructed on corner lots must face the point ofintersection of the two streets abutting said lot.18. Invalidation of any of these covenants by judgement or court ordershall, in no wise, affect any of the other provisions which shall remain infull force and effect.19. These covenants shall run with the land and shall be binding on allpersons for a period of twenty five (25) years from the date of thisinstrument, after which time these covenants shall be automaticallyextended for successive periods of ten (10) hears unless an instrument,signed by two-thirds (2/3) of the then owners of the lots in Natchez Tracevillage has been recorded, agreeing to the change in said covenant inwhole or in part, or to revoke the covenants entirely.

Garbage pick-up is currently Tuesdays and Fridays in the villageby the City of Madison. Recycling is currently on Tuesdays.Recycling bins are available for pick-up at Madison PublicWorks located at 1239 Highway 51.Tree limb pick-up: The City of Madison picks up every otherweek. To get on their schedule call the city’s public works officeat 601-856-8958.Large appliances, furniture, mattresses, etc.: WasteManagement will pick up many items. The homes in Natchez Trace Village are served by the City ofMadison with sewer service through use of individual grinderpumps with the city’s pressure system. The pump units arehoused in holding tanks in each yard from where they pump thewaste up into the city’s pressure system. You can locate yourtank by looking for a large round metal “man-hole” cover.The City of Madison is responsible for the operation andmaintenance of the entire city system, including the grinderpumps used to service NTV homeowners. Call Madison PublicWorks at 601-856-8958 for service needs.Individual homeowners are responsible for all lines running fromtheir homes to the pumps and for providing electrical service tothe pumps.Bear Creek is the billing agent for sewer service in NTV. Yoursewer will be included with your water bill. Problems with grinder pumps:Clogs- the most common clogs are caused by items that shouldnot be flushed – grease, paper towels, baby wipes, sanitarynapkins & tampons, etc. Be very mindful of what goes into yoursewer system.Pump failure- pumps may need to be replaced due to age orexcessive use.Power outages – pumps cannot operate during power outages.During extended outages, restrict all water and waste going intoyour system. WHEN THE WEATHER IS BAD… PREPARING FOR POWER OUTAGESBefore the lights begin to flicker and it looks like there is achance of a power outage, go out to the box attached to theexterior wall near the grinder pump and open up the box. Thereis a switch on the upper left side of the interior of the box; turnthat switch from “AUTO” to “HAND”. At that time, you shouldthen see a little red light telling you that the pump is running. Youshould be able to hear the pump running.In a few minutes, the pump will change its “tune” when it hasemptied all of the sewage currently in the system. When youhear that tone shift, move the switch from HAND back to AUTO.If your system is “full” and you continue to flush during a poweroutage, the sewage will back-up in the house or run out over theground. Once it is empty, you can flush without worrying aboutany overflow; however, you should restrict baths and showers asthose activities will quickly fill the tank; remember that with nopower, you cannot clear the tank again.REPORT ALL SEWER LEAKS IMMEDIATELY!Madison Public Works: 601-856-8958

A. Use of the lakes and dams is limited to each owner andimmediate family residing with the owner, and their invitedguests. Only NTV property owners and their guests may use thelakes.Unaccompanied guests must have proper identification asfurnished by a Natchez Trace Village property owner to showupon request and/or permission from the lake owners, Lew andBethany Culley, to use the lakes.Owners are responsible for the conduct of guests. Owners andtheir guests are governed by applicable Rules and Regulationsas listed herein. No owner or guests may use the lakes formonetary profit or for any commercial endeavor.B. Dams are amenities for the convenience of the owners andthe aesthetics of the Village. No owner or his/her guest shallmisuse, destroy, tamper with, or otherwise interfere with suchamenities. A. Only boats or watercraft owned by NTV members and theirguests are allowed on the lakes. A member whose property isnot located on the Big Lake is provided access to that lake viathe locked gate at the end of Arapaho Lane. Homeowners areprovided with a key to this gate. Keep this gate closed andlocked as soon as entering or leaving, to prevent access byunauthorized personnel. Access to the Little Lake is via a 4-footpathway just to the northwest of the old Clubhouse, located at304 Kiowa Drive.B. Park on the lake side of the gate, not in the turnaround. Theschool buses have difficulty turning around if vehicles are parkedin the turnaround. Any person fishing Culley Lake who hasparked in the turnaround will be asked for proper identificationthat he/she is a resident or guest of a resident of a lot owner inNatchez Trace Village. Keys to the gate may be obtained fromLew Culley, or from a board member that can be contactedthrough the Village website www.natcheztracevillage.net, andclicking on “contact the board” with a key request.C. No one under the age of ten shall operate any type of motor-powered watercraft unless he/she is supervised by an adultmember of NTV.
