Board Corner - MetroHappy Holidays from the HTC Metro District!Even though this is the “dormant” season for the HTC Metro District, we would like to sharewhat’s currently happening and changes planned for next year.Entry Gates: We understand that many of you have been frustrated with our gates. Theyeither do not open or they may stay open. It is a Board priority to improve the function andoperation of the gates. At our November Board meeting, the Board approved a newcontractor to take over gate maintenance and operations. The new contractor will doimmediate fixes and has a plan for long-term changes and repairs.Holiday Lights: The District has hired a new company this year that has already installedour holiday lights. The 2024 goal was to have more consistency with all three gateentrances. We are excited to see the difference and get the Holidays rolling.Contractors: Change always happens. For 2025 we have hired new contractors forlandscaping, gates, lighting, and electrical work. Our tree service and snow-pushingcontractors will remain the same. This coming year for landscaping, we have multipleprojects that our Landscape Advisory Committee has in the works, with an emphasis onbetter water conservation and control. We will keep you posted on projects as the new yearbegins.Budget: At our November Metro Board meeting the Board approved our 2025 budget. Thefinal build-out of HTC has now been completed with 1,272 homes. The Metro Districtcontinues to work with Lennar on acceptance and turnover from Lennar-owned/controlledareas to the Metro District (streets, sidewalks, and common areas). For those unfamiliarwith the terminology, Amendments are areas of the community added as homes are built;the District now has an initial acceptance of Amendment 10 (area of Quince and RoslynStreets) and is currently working with Lennar on preliminary acceptance of Amendments 14& 16 (areas off Willow Street north of Heritage Drive). In addition to the proposed landscape projects, the District is planning a mill and overlay ofVerbena St. and five additional cul-de-sacs in 2025.As you can see, even though we are in the “dormant” season, there are significant activitiesunderway. Once again, Happy Holidays!
