Thismeans that your offer is not the only offeron the table for the sellers. Here are someof my best tips to win a multiple offersituation...Submit your Pre-Approval letter withyour offerHave your lender call the listing agent toshare your Pre-Approval detailsMake a cash offer if possibleOffer more than the asking priceBe flexible with your closing dateAdd a personal letter and a photo ofyou and your family Offer a higher amount for the Escrowdeposit so the seller knows that you areseriousKeep your offer clean when it comes tocontingencies and don't ask for any thatare not a deal-breaker for youESCROWCongrats! You will typically have 3-5 days after the contract has been executed tomake application for your loan with your lender. The appraisal will beordered by your lender after we have have made our way through theinspection period. If your contract is contingent on the appraisal, thismeans that if the appraisal comes back lower than the offer you made,we will have an opportunity to negotiate the price once again.LOAN APPLICATION & APPRAISAL You will need to obtain a Homeowner's Insurance Policy that will beginon the day of closing on your home. If you don't already have aninsurance company you plan to work with, please feel free to reach outto me and I will be more than happy to provide you with a list ofrecommendations. HOME INSURANCEAs excited as you may be to begin shopping around for furniture and allof the things that help make a house a home, don't! Be very carefulduring this period not to make any major purchases, open new lines ofcredit, or change jobs. If in doubt, be sure to call your Real Estate Agentor Lender.IMPORTANT REMINDERThese words are music to my ears, and yours too!
