SAMSUNG SEMICONDUCTOR INC.SAN JOSE, CASamsung Semiconductor Inc. (SSI) is a hybrid concrete-steel project designed by NBBJ. This campus-style development comprises three structures: two 10-story oce towers with a series of green floors, a podium building with a clean room and data center, a single-level cafeteria, and a nine-level parking structure. With a total area of 636,000 square feet, this project provides ample space for recreation, with gardens, fitness centers, putting greens, and recreation courts.To create a flexible, collaborative, and sustainable campus, we utilized modular and prefabricated construction methods for various aspects of the interior scope. These methods include using o-site manufactured partitions and modular to create interior oce spaces, conference rooms, and individual workspaces. The curtainwall panels were also prefabricated o-site, shipped to the site, and installed with cranes. IMAX WEST COAST HEADQUARTERSPLAYA VISTA CAThe IMAX West Coast Headquarters is a CM-GC project consisting of a single structure with three levels above ground and one below ground, designed by Gensler. It also includes connected parking totaling 36,030 square feet with 143 stalls. This multi-functional space houses various facilities, such as oces, conference centers, two large screening rooms, a formal pre-function area for private screenings and production facilities, and an interior amphitheater. The elliptical outdoor courtyard provides movable seating for spontaneous gatherings, activities, and special events.The facility's grand lobby connects two workplace floors by an interior atrium with enclosed glass conference rooms above. The atrium is a three-story bleacher space with a sizeable skylit area in the center of the facility, serving as a crossroads where people can see each other from all floors and use the bleachers for informal and formal sharing. GENISIS MARINABRISBANE, CAGenesis Marina, designed by Skidmore, Owings, & Merrill, provides Class A laboratory and oce spaces, a restaurant, and commercial recreation spaces over an open parking structure. It includes three structures, each five-levels above a two-story podium garage. The project is the world's first precertified TRUE Construction Site, adhering to zero waste and circular economy principles. Unforeseen conditions include refuse at the foundation layer that did not meet compaction or bearing requirements and oversized debris. The team developed a cement and lime treatment plan for the existing soil to meet compaction, significantly reducing the cost impact of added scope. Large debris was sorted, avoiding o-hauling as Class II while maintaining environmental standards. This progressive design-build project comprises one structure with four levels above grade and associated surface parking. In 2015, SFO's expansion resulted in the dispersion of airport sta throughout the campus, which made it dicult for them to collaborate and connect across departments. SALESFORCE EASTSAN FRANCISCO, CAThe Salesforce East building, designed by Skidmore, Owings, & Merrill, LLP, is a high-rise oce structure consisting of one building with 27 levels above ground and three levels below ground. The building's design emphasizes an open-plan workspace concept with concrete and glass construction, a side-wall service core, stormwater collection, and underfloor air systems. The building features 11-foot exterior glass walls, high ceilings, and ample natural light. The impressive open-air entry lobby boasts a three-story LED digital media canvas and spans 50 feet in height, contributing to the vitality of its surroundings.The lobby, often called the "urban living room," features a 90-foot cantilever with 90 feet of sliding glass panels, providing a seamless transition between the public and private areas. The lobby has a café, restaurant, amphitheater seating, and flexible spaces for pop-up events. GENENTECH BUILDING 35SOUTH SAN FRANCISCO, CAGenentech Building 35, designed by Perkins&Will, Inc., used Genentech's highly collaborative project delivery (HCPD) model, which incorporates the critical elements of integrated project delivery (IPD). The building has one structure with seven levels above grade and accommodates 1,300 employees in active workspaces. Open stairways, secure light-filled bicycle storage and locker rooms, a reGen Center for meditation and relaxation, a coee bar, and a marketplace cafeteria are some of the building's other amenities. The project was designed and built with Genentech's core values in mind: well-being, collaboration, flexibility, and environmental sustainability. It's a prime example of biophilic design, with views connecting occupants to the local ecologies.The team partnered with the Lawrence Berkeley National Laboratory to test building systems, including lighting, lighting controls, shade fabric, and automated shading controls, in LBNL's FLEXLAB facility. We equipped and constructed a section of Genentech's new building on FLEXLAB's large-scale rotating test bed, including furniture, façade systems, flooring, lighting, and ceiling systems. Berkeley Lab researchers conducted comparison tests on dierent options, rotating the test bed weekly to test solutions for three building orientations. BAY MEADOWS STATIONSSAN MATEO, CADesigned by HOK, the Bay Meadows Stations 1-5 campus is a commercial oce project constructed of concrete and steel. Comprising five structures with varying levels above grade, the buildings feature open lobbies, flexible floor plates with floor-to-ceiling glass, roof decks, and locker rooms with showers. The project is part of a mixed-use urban village designed for walkability and includes a fit lot with recreational courts, biking, jogging trails, and 18 acres of parks. The campus also boasts amenities such as a community front yard with a bocce ball court, a town square for events, and a volleyball and half-court basketball court. The stations also feature a two-story open entrance lobby with a 14-foot glass curtain wall system, bicycle storage, and state-of-the-art building operating systems. Foundry Square III is part of a massive development consisting of four buildings that dominate the bustling intersection of 1st and Howard Streets. The building features 14-foot floor-to-floor heights, abundant natural lighting, and raised floor distribution systems that house mechanical, electrical, and data delivery systems in the sub-floor areas, providing flexible "plug & play" options and reducing energy costs. Additionally, 2,400 square feet of the lobby walls are covered with over 12,500 plants, creating one of the largest living walls in the nation.
