Unless you are a cash buyer, the importance of getting pre-approved beforelooking at homes cannot be overstated. More often than not in today’smarket, a seller will not entertain an offer without a letter of pre-approval.It is recommended to start the conversation with a lender as soon as you canbefore buying a home. Getting pre-approved is also important whenestablishing a budget for your home search so that you are looking atproperties that you can comfortably afford.Your credit score is just one of the items looked at by a lender. Lenders willalso look at payment history, employment history and debt to income ratio,how many lines of credit you currently have open and are they revolving orinstallment lines, and more.When deciding on a lender, there are some factors to consider. What type ofexperience does the lender have? How many lending avenues do they haveavailable to get you approved? How accessible will they be during the loanprocess? Prepare a list of questions or concerns about theproperty and plan on attending the inspection summaryin person so you can learn more about the home.Read your inspection report thoroughly. If you haveconcerns or need clarification—no matter how minor theissue—please do not hesitate to call your inspector.We will be in touch shortly after receipt of the inspectionreport to determine a course of action for items thatmight need to be negotiated. If there are items you’d liketo have addressed that are major defects and/or safetyconcerns, we can help you draft an addendum asking forthem to be repaired prior to closing.PREPARING FOR AHOME INSPECTIONA home inspection is a general visual and operational examination ofthe entire home. The process usually takes 2-4 hours. Inspectors willprovide a comprehensive report when the inspection is completed –typically within 24 hours. For a standard home inspection, radon testand sewer scope, you can expect costs to range from $500-$1200depending on the home and inspector.Here are a few key points to help you prepare:Remember: An inspector’s job is to look at the home with amagnifying glass and bring every detail- sometimes nomatter how small- to attention. When you’re buying a home using a mortgage, thehome appraisal is a key component to ensure thatthe home’s value is sufficient given the size of theloan. Below is some information that will help youunderstand how the appraisal process works and howan appraiser determines a home’s value.What is a Home Appraisal?An appraisal is a professional report to determinethe value of a home on behalf of the lender. In apurchase transaction, a third-party appraiser is usedto determine whether the home’s contract price isappropriate given the home’s condition, location, andfeatures. The appraisal is ordered by the buyer’slender and is a cost that is paid by you as theborrower.A property’s appraisal value is influenced by recentsales of similar properties and by current markettrends. The home’s amenities, the number ofbedrooms and bathrooms, floor plan functionalityand square footage are also key factors in assessingthe home’s value. The appraiser must do a completevisual inspection of the interior and exterior andnote any conditions that adversely affect theproperty’s value, such as needed repairs.Lenders want to make sure that buyers are notoverborrowing for a property because the homeserves as collateral for the mortgage.UNDERSTANDINGTHE HOMEAPPRAISAL

Finish Line Ahead! Ever since the contract was agreed upon, a Title company has beenworking to make sure the property makes it to closing.What happens during the closing?The title company has been working to make sure ownership of theproperty can legally transfer to you. They are checking to make sure nounknown parties have a claim of ownership. They also have beenpreparing and submitting the necessary documents to execute the saleof the property.When the title company completes their work, your lender will benotified. Once the lender is notified that everything is clear regardingthe contracts and the title, they will once again look at the file. If allrequirements have been met, your lender will send you the finalClosing Disclosures.Once your file gets the ‘clear to close’ the title company will schedule atime for everyone to sign the necessary paperwork.
