ASSISTANCE FOR FIRST HOMEBUYERSWith the rental market in crisis nationally for renters and the Victorian Government oering various types of assistance to first homebuyers, there has never been a better time to escape the rental treadmill and buy your first home. With many people we are speaking to unaware of the assistance on oer and the eligibility requirements, we shine the spotlight on all the government schemes in this quarter’s report.The Victorian Government’s plan to help first home buyersWith home ownership rates in Victoria on the decline and rental prices skyrocketing, the state government has introduced a number of incentives to make it easier for Victorians to buy their first home. As long as you are purchasing a property as your principal place of residence, you might be eligible to receive a range of state government assistance on oer, including help if you’re struggling to save for a deposit. Here is a snapshot of the assistance on oer and its associated eligibility requirements and links:• Victorian Homebuyer Fund Shared Equity Scheme – This scheme is for those struggling to save the usual 10–20% deposit. As long as you have a 5% depositand the home costs no more than $950,000 in Melbourne and Geelong and up to $600,000 in regional Victoria, the government will contribute up to 25% of the purchase price in exchange for an equivalent share in the property. This will reduce how much you have to borrow and, therefore, your mortgage repayments. And there’s no need to pay for Lender’s Mortgage Insurance. Click here for full eligibility requirements.• No or Reduced Stamp Duty – If you’re purchasing a first home for $600,000 or less, there is no stamp duty to pay, saving you more than $31,000. For homes up to $750,000, the stamp duty is significantly reduced. Click here for more information.
