FOLKART HIGHLIFE TOWERLocation: TURKEY, İZMİRDate: 2013Client: FOLKART YAPITotal Area: 241.000 M2Involment:Concept Design, Planning, Modeling, Developing, PresentationTeam: MAM - Adnan Kazmaoglu, Baris KarsligilPROJECT DETAILSThe fact that the design program of the building is for a mixed-use complex that will be partially residences, partially offices and a small-scale group of shops, besides designing a building that will be a symbol for Izmir and providing that it will be perceived from all positions in Izmir, it has been constituted with a decision that aims to realize the highest building in Europe. The basic problem of the design was how it could reach an iconic form from a prismatic crystal rational geometry without resorting to constrainedforms for the building that would enter into the “super-tall” category. In this sense, we formed the tower by joining the tower with an evaginated module that we obtained by beveling the triangle from the 4 sides and transforming the square prism into a cut pyramid. The mass with a total of 3 modules forms an 80-story tower. The crown section of the tower including the point of the tower is at a height of 400m.

Due to its unique positioning and lack of obstructions in front of it, this location offers expansive views of both the sea and the city, visible even from the ground floor. This exceptional vantage point has heavily influenced the design philosophy, ensuring that every unit within the settlement can take full advantage of the stunning vistas. In developing the urban design of the settlement, careful consideration was given to avoid creating a monolithic wall of buildings. Instead, the layout was crafted to incorporate strategically placed openings. These openings are designed to allow the passage of refreshing sea breezes, which are particularly welcome during the warm summer months. This design choice not only enhances the living experience for residents by promoting natural ventilation but also ensures that the cooling sea breezes can reach deeper into the settlement, benefiting all inhabitants. Moreover, this thoughtful arrangement serves a dual purpose. It enables air circulation to reach the back settlements, providing a natural cooling effect throughout the community. Additionally, it ensures that neighboring buildings are afforded unobstructed view corridors, maintaining their access to the scenic beauty of the surrounding landscape.

Situated on a picturesque plot of land elevated at an average of 180 meters above sea level, the site offers breathtaking views of the sea and the city, enhancing the garden’s allure.The Yalova Botanical Garden and Tree Museum will be a beacon of natural beauty and environmental stewardship in Yalova. The design aims to create a central space capable of hosting a significant number of visitors. A key feature of the design is a 52x52 meter unobstructed area, allowing for direct observation without the interruption of numerous columns, ensuring an open and welcoming environment.The primary geometrical shape of the entire project is the square. In Islamic tradition, the square symbolizes completeness and represents Allah, the Most Gracious and the Most Merciful. This symbolism is further enhanced by the design concept of nested squares that continuously expand and contract, signifying the eternal nature of Allah, with no beginning and no end.This project not only serves as a functional space but also as a profound representation of Islamic beliefs, aiming to inspire and comfort those who visit with its thoughtful and symbolic design.

This site has a rich history, having been used as a beer factory from 1912 to 1928, a wine factory from 1936 to 1944, and a raki factory from 1944 until 2004. The land holds over a century of memories and has witnessed key historical events, including the arrival of Atatürk in Izmir and the early years of the Turkish Republic. The project breathes new life into this historic area, transforming it into a vibrant residential and cultural hub. The restoration of nine historical factory buildings has been meticulously undertaken to preserve their architectural heritage while repurposing them as cultural, artistic, and shopping areas. The residential units are designed to offer contemporary comforts, while the restored factory buildings provide unique spaces for cultural and artistic activities, creating a rich, dynamic community environment.
