DETROIT – April 11, 2023 – Kathryn NelsonThe Exchange Building being built via the LIFTbuildmethodology in downtown Detroit’s Greektownneighborhood took home the 2023 CoStar ImpactAward for Best New Multifamily Development. CoStar’sImpact Awards highlight the commercial real estatetransactions and projects that have transformed themarket over the past year. The winners of CoStarImpact Awards are chosen by independent panels ofindustry professionals.Exchange is a 16-story residential tower that includes153 residential units, 12 for-sale condominiums, andground level opportunities for innovative office and retailconcepts totaling 166,000 SF. Apartment homes arelocated on floors two through 14 with condominiumresidences on floors 15 and 16. It has set aside 20% ofits units for affordable housing. Exchange is the firstresidential development in Greektown in over 60 years.Tenant move-in is slated for this summer.The Exchange Building generated a lot of buzz aroundtown last year due to its unconventional look duringconstruction. The building’s appearance is strikingbecause it is being built with LIFTbuild technology,which utilizes a first-of-its-kind construction method inthe United States to construct the building from the topdown. A LIFTbuild structure consists of concrete structuralspines and steel-framed floor plates. All roof and floorplate assemblies on a LIFTbuild project are done atground level before being lifted to final position andlocked into place. Efficiencies achieved by LIFTbuild’svertical manufacturing approach provide a much saferand more controlled environment for the tradespeoplethat perform the work and could help solve the housingsupply crisis that has plagued the country by increasingthe speed at which developments are designed andconstructed.CoStar’s Impact Award for Best New MultifamilyDevelopment is a high honor as CoStar is the premierprovider of marketing services for the commercial realestate industry in several countries in North Americaand Europe.
