COMMUNITY MANAGEMENT Welcome to our April edition of Lefe Life Did you know copies of all editions are available on Member Central We have created quite a reference library over the past years As more and more residents are completing their vaccinations and we glimpse a return to normalcy I must remind Fitness Center participants to please continue to follow the Fitness Center Standards We have received several complaints in the past weeks about residents failing to use the temp check upon entry not wearing masks and simply failing to wipe down the equipment Please do your part and follow the rules for everyone s continued peace of mind and safety Security camera footage is reviewed upon receipt of a complaint and Property Management will send a friendly reminder once before deactivating fitness access cards The River Club Chef search continues In the meantime Dan and his team look forward to serving some long time favorite dishes many of you have missed See Dan s letter for more information The MPOA Board of Directors conducted their inaugural Live Stream Meeting in March Twenty homeowners attended via our YouTube Channel and reviews were very positive A summary of the business conducted at the monthly meeting is provided in this and every issue Meeting minutes the Board Report slideshow and agenda are also available on Member Central Right about this time last year the state of Florida was closing down and travel plans were getting canceled Now a year later it is exciting to see family and friends of our residents visiting again I want to wish all of our guests a safe and healthy visit The CDD is currently conducting traffic studies throughout the community In addition to recording the speed of vehicles traveling our roadways there will also be more sheriff patrols scheduled in the coming weeks Please remember to follow all traffic laws whether you are in a vehicle golf cart or riding a bike On behalf of the Grille Room staff I would like to say thank you for the continued support by ordering from our takeout menu Grille Room Chef Jeff is currently developing a new menu for the spring early summer that will go along with his popular daily specials As a reminder indoor and outdoor dining is also available Steve Dietz CDD General Manager Waterlefe is such a special place it is so nice to see more of you out and about Waterlefe Strong Jen Milne MPOA General Manager COO 2 Lefe Life April 2021 Manager Letters 3

FINANCE REPORT MPOA Updates I would like to share a statistic that emphasizes how great our community complies with our by laws and policies According to the Community Association Institute for Southwest Florida delinquency rates for assessment payments have risen significantly during the last year due to the pandemic Delinquency is defined as over 90 days late For over a third of the communities in our area the average delinquency rate for single family homes exceeds 11 Waterlefe s delinquency rate is 0 49 less than 1 2 of 1 This is a great testimony to our conscientious homeowners who care about their community s health and well being I would like to personally thank everyone for their timely payments and attention to their personal accounts The greatest assets to this community are its people You may have noticed that we had a 15 614 surplus on our February financials That surplus was caused by our yearly audit dollars being recorded in February s budget but not paid until March This gave the impression that we had a 15 614 surplus when in reality it is a timing issue from when we received the auditor s bill Bob Davis Comptroller CFO 4 Lefe Life April 2021 MPOA Updates 5

MPOA BOARD MEETING MARCH SUMMARY The MPOA Board of Directors Meeting was held on Wednesday March 24th at 2 00 PM The Directors and Management Staff met in person for the first time in a year and homeowners were welcomed via our new Live Stream platform on YouTube Motions The Treasurer made a motion to transfer funds In order to reconcile the cash accounts to the Reserve Fund balances for the YTD 2021 26 533 76 will need to be transferred from the reserve account to the operating account for reserve projects that were paid through the BB T operating checking account The motion passed 5 0 Three Committee Charters were approved Activities Committee was updated and the new Capital Projects Committee and River Club Committee were adopted The motions passed 5 0 The River Club and Capital Projects Committees are recruiting new members See their ads on the next page Design Review Board Updates There are 27 approved applications for residential change pending completion Sub Associations Update The Shores The Shores roads are private Per Supplement 20 of Waterlefe s Declaration of CRE s these roads are to be maintained by the MPOA Paving proposals are under MPOA Board review The Sound Garage Front Door Painting is underway The Watch Landscape Walkthrough with vendor White Diamond on March 26 2021 Next Board meeting April 15 2021 The Watch II Pergola Demo to begin Friday March 26 2021 Next Board meeting April 20 2021 8 Lefe Life April 2021 Work Orders and Trends February Work Orders Received Villas Landscape and Irrigation 46 Work Orders Facilities and Sub Association Maintenance 86 Work Orders 74 work orders for mailboxes including bulb replacements GFI resets photocell and sensor replacements junction box cover plate replace ments mailbox and lantern replacements complete total replacements 12 work orders for River Club and all Sub Associations Waterlefe is forming a new committee to better capture residents needs and help continue to provide a world class restaurant and facility The River Club Committee RCC This committee will be chaired by the MPOA Director for RC Operations Jeff Brand and will consist of 5 7 committee members The initial plan will be to meet monthly The committee will focus on strategic improvements to the facility as a whole The dining room fitness center pool and the Pointe will be included for committee consideration It will not be a decision making committee The intent is to work with the Capital Projects Committee and the Finance Committee to make recommendations to the MPOA Board that are in line with Waterlefe s overall strategic plan We would like to capture representatives across a broad range of resident groups including users from the dining room fitness center pool and the Pointe This will ensure we are adequately hearing from all parties within Waterlefe Interested homeowners should forward their desire to be considered for the committee to Jeff Brand via MPOADirectorRC waterlefefl com with a summary of your expertise in any of the identified areas The Capital Projects Committee CPC This committee will be chaired by MPOA President Bob Griswold and will consist of 5 7 committee members The committee will identify and prioritize capital improvements and additions and perform adequate studies to present fully realized proposals to the MPOA Board and Community Good candidates for this committee will have the ability to visualize and plan for change develop creditable costs and notional schedules for these tasks and present these plans to the MPOA Board staff and membership Membership is to be comprised of MPOA Association members homeowners who desire to see Waterlefe maintain and enhance its aging infrastructure Interested homeowners should forward their desire to be considered for the committee to Bob Griswold via MPOAPresident waterlefefl com with a summary of your expertise in any of the identified areas MPOA Updates 9

DRB UPDATE WRITTEN BY MICHAELA VALLETTA DRB CHAIRPERSON If you have the original builders landscaping around your home which may include junipers and some other landscape bushes you may be in need of a landscape refresh Small changes make a very big impact on the exterior look of your home The following article may give you some inspiration As always Property Management and the DRB are here to help Happy planting Many of you have moved from other areas in the country and aren t familiar with Florida landscaping Plant color and size are especially important You want your plants to compliment your paint not conflict with it Visit your local nurseries and ask a lot of questions No matter how much you may like a particular plant it will only thrive under the right conditions and that may not always be the location where you want it to be It is important to know the sun exposure on all sides of your home The front landscape is very important this is where the planning comes into place The size of a plant is something to consider Thinking about the height and scale of plants in your front landscape and the placement of them all is important Architectural items in the landscape add interest but scale and proportion must be considered A large two story home for example can handle a larger fountain more than a smaller one story home Landscape rocks in the garden are considered inanimate objects These particular items are addressed under the Guidelines for Residential Change under the inanimate object section Be sure to refer to this important Guideline should you decide to incorporate these items into your landscape All Applications for Residential Change to your exterior landscape will be reviewed by the DRB at their next scheduled meeting BOAT LIFT DREDGING The Waterlefe Golf River Club boat lift bays are in need of dredging Currently during low tide there is not enough water for boats to enter and exit the boat lift safely Property Management has started the process of permitting and obtaining cost estimates which could take as long as 9 12 months to obtain In accordance with the Declaration of Covenants Restrictions and Easements the MPOA Board will issue a limited common assessment to canal front homeowners who have access to the boat lift to fund this project Chapter 3 3 of Waterlefe Declaration Limited Common Property and Boat Docks Certain portions of the Properties including without limitation boat docks and boat lifts designated as Limited Common Property and reserved for the exclusive use of some but not all of the Owners and occupants of Units There is hereby created in favor of every Owner of a Lot and Unit who is entitled to the use or benefit of particular Limited Common Property a non exclusive or exclusive as designated in this Declaration easement of use access and enjoyment in and to such Limited Common Property All expenses associated with maintenance repair replacement and insurance of the Limited Common Property shall be assessed against the Owners of Lots or Units which are benefitted thereby as a Limited Common Assessment Except as otherwise provided in this Declaration or any Supplement to this Declaration neither the use of any Limited Common Property nor any undivided interest in Limited Common Property may be transferred conveyed devised or encumbered separately from the Unit and or Lot to which it is appurtenant Waterlefe Covenant 8 7 Limited Common Assessments states the following Plants grow rapidly in Florida and that gorgeous small plant you put in the front can turn into a giant plant very quickly I ve had plants that I absolutely loved when they first went in but in a short time I realized they are too large for the space and they had to go or be relocated to a more spacious area of the landscape The Board of Directors shall have the power to assess Lots or Units Benefitted Lots receiving benefits items or services not provided to all Lots or Units or all of the Properties Limited Common Expenses incurred by the Master Association pursuant to this Declaration or a Supplemental Declaration for providing specific items or services relating to or benefitting the Benefitted Lots shall be specifically assessed against the Benefitted Lots There are many resources on Florida landscaping which are helpful I recommend Gardening in Florida Homeowners with questions may contact Jackie Hannan LCAM our Property Manager at jhannan waterlefefl com for more information Let s continue to keep Waterlefe Beautiful 10 Lefe Life April 2021 MPOA Updates 11

STAFF FEATURE This month we are beginning a brand new article series in Lefe Life to feature some of our wonderful staff in Waterlefe This month s feature is the MPOA Property Manager Jackie Hannan Jackie is a third generation Floridian and as a Florida native she enjoys all the benefits Florida has to offer She considers herself very lucky to have been given the opportunity to grow up in a great place like the Gulf Coast of Florida Her hobbies include fishing boating enjoying the beaches and walks with her family and dog Daphne Jackie was born in Brandon FL and raised right here in Bradenton She began her career in 2005 as Vacation Rental Coordinator Office Manager for a privately owned company in Holmes Beach where she quickly discovered her love and passion for helping people and real estate In 2008 she began working at an apartment community in Northwest Bradenton where she truly began her Property Management career a perfect combination of her passions In 2010 she got married and relocated to Orange County California While in California she worked until 2018 as a Sales and Resident Relations Manager for a luxury resort style apartment community management company Jackie has always had a passion for Real Estate as well as helping people After working in multiple areas she has been able to narrow her focus down to residential real estate specifically property management She loves interacting with people on a personal level and problem solving Now she gets to live out her passion every day at Waterlefe Jackie thrives when she can assist others and seeks excellence everyday through hard work leadership and her commitment to the homeowners in the Waterlefe community As the Property Manager and licensed Community Association Manager her goal is to make the lives of homeowners as easy as possible Jackie strives to do her best to make herself accessible to everyone so please feel free to contact her anytime with any questions you may have at 941 747 6898 ext 2 or email at jhannan waterlefefl com Professionally Jackie is committed to providing homeowners with the best experience possible From her education and work experience in many areas within the real estate industry Jackie is extremely knowledgeable and well suited to provide for the community Jackie relocated back to Bradenton in 2018 when she became pregnant with her precious baby boy Jaxson her pride and joy who will be turning 3 this fall In June 2019 she joined the Waterlefe MPOA staff as the Service Coordinator While familiarizing herself with the community and all things Waterlefe she became a licensed Community Association Manager In September 2020 she accepted the position of Property Manager 12 Lefe Life April 2021 MPOA Updates 13

ANOTHER SUCCESSFUL FOOD DRIVE Thank you Waterlefe residents for such a wonderful turnout on March 9 2021 to help Meals on Wheels of Manatee County The Waterlefe community donated over 1400 pounds of food to those in need in Manatee County and surrounding areas This effort would not have been possible without the contributions of homeowners across the community and Colleen Pryce Busch and Carl Busch Colleen and Carl will be hosting another food drive in May before our neighbors leave us for the season Be on the lookout for future communications to donate food before you leave LOVE BUGS ARE IN THE AIR WRITTEN BY BARB LEE Florida is known for its seasonal invasion of Love Bugs Season typically lasts four weeks in May and September Some early scouts have been seen up at the River Club pool The photo below shows that they typically fly in pairs once mated however you will see them solo as they search for a partner What their mating season means to us is flying insects around the River Club pool around your house on the roadways on the waterways they are everywhere Should you be unfortunate enough to have them splat on your vehicle golf cart boat be warned that their inner juices can remove paint so early treatment is highly advised Below are steps to take after a drive to help alleviate potential damage Clean Love Bugs Off Your Car with This Simple Trick To make their splatter easier to remove completely soak the bug laden area with water Lightly scrub the area with a wet dryer sheet Rinse often and use new dryer sheets to wipe Scrub until they re gone Clean off any leftover love bug residue then wash and rinse your car Note Some people use a Mr Eraser to scrub but be aware that this product contains a small amount of bleach 26 Lefe Life April 2021 Around the Neighborhood 27

FEATURING RENEE WALT EPPARD WRITTEN BY JACK RITCHIE IN THE SPOTLIGHT When it comes to developing a high end community and becoming generous promoters and contributors meet Mr and Mrs Waterlefe Walt Eppard came to Sarasota in 1964 having grown up in Virginia and Maryland After four years in the US Air Force as an electrical engineer Walt worked for Western Electric in North Carolina and moved to Florida to work at EMR on the space program Renee moved here in 1973 from the Chicago area and met Walt while at work The two have been married for 43 years and have a combined 4 kids 11 grandkids and 9 great grandkids They both evolved into Real Estate Brokers with Walt moving into land development and Renee continuing in the Real Estate business Walt developed neighborhoods in Sarasota and with neighbor partner Dave McNabb planned and got approval for Waterlefe and Tidewater which they then sold to WCI The Shores property did not fit in the WCI model so it was developed separately by the team of Eppard McNabb and the 33 lots were sold by Renee Walt is an antique car enthusiast but is now down to one a 1972 Buick Grand Sport convertible Red of course Meanwhile Renee is past president of the Ringling College Library Association which puts on the Town Hall Lecture series to support the Ringling College She is currently Secretary of the Tidewell Hospice Board of Directors and the Chair of the Tidewell Foundation These organizations are advocates for the children s grief and bereavement program known as The Blue Butterfly program Renee and Walt love golf traveling boating and relaxing in the Tennessee North Carolina mountains With kids in Tennessee Oregon and Connecticut the couple travels a lot throughout the United States but are still enthusiastic world travelers with some favorite locations being South Africa Australia Normandy beaches Thailand India and Dubai Renee and Walt moved to Waterlefe in 2000 to a villa while their house was built in The Shores They love the Waterlefe community and its residents Renee is currently President of the Shores Board of Directors and was a founding member of the WWGA She has worked on Breast Cancer and Veterans Day fundraisers and supports the Literary Society of Waterlefe the Community Art Shows and Adopt a Child for Christmas Renee is a member of the Literary Chixs Book Club and is amazed at all the wonderful volunteers in Waterlefe After retiring educating people to find better jobs in trades became Walt s focus and passion Walt helped design a curriculum with employers that gives local students a 4 month long instructional training class focusing on HVAC auto repairs electrical and plumbing The trainings are free and hosted at night so students can still work during the day and have job offers upon graduation 30 Lefe Life April 2021 Around the Neighborhood 31
