Market SnapshotIt is hard to believe that 2024 is almost in the books! When 2024 does wrap up the number of national home sales will be the lowest recorded since 1995. Which reminds me of a quote an analyst once told to me, “The real correction occurs after the disruption is removed.” The disruption is the mortgage interest rate, and that disruption appeared gradually starting in April of 2022 when rates exceeded 4% and then suddenly in June of 2022 when rates jumped above 6.0%. Then, the ‘Great Cancellation.’ Thousands of purchase contracts cancelled across the US. In 2021, Maricopa County total home sales were 92,500. This year, 2024, will be 57,000 while the 10-year average (including 2023 and 2024) is 78,000. At today’s lower quantity of home sales, the supply is still only 88.8% of what is needed to satisfy the current demand. Market SnapshotThe question then, is what do prices do when demand exceeds supply? They go up. Next, how do you measure prices? It is easy if you are pricing a single home year over year, but what about pricing the market? Typically, we will quote the Median Sales Price or the Average Sales Price. They are up 2.7% and 1.4% respectively year over year. Both less than the historical appreciation average of 4.0%. That doesn’t tell the whole story though. The annual change in price per square foot is up 5.7%. The Cromford Market Index (CMI)Provided by AZ Performance RealtyInformation from November 2024 MLSThe Cromford Index (CMI) is a resource provided by the research team at the Cromford Report and available online at www.CromfordReport.com.On the next slide you will see the Cromford Index as of the day of the publishing of our Monthly Market Report as well as the Supply Index and the Demand Index.As a measure of Supply Vs Demand, the market is considered balanced when the Cromford Index reads 100. At an index of 100, housing prices rise at the rate of inflation. As the index drops below 100, supply exceeds demand and prices will adjust downward. As the index exceeds 100, demand outweighs supply and home prices will rise.The Supply and Demand Indexes are also balanced at 100. For Supply, anything less than 100, is the current supply as a percentage of what would be needed to maintain a balanced market. Example, if the Supply Index measures 70, the market currently has 70% of the available inventory of a balanced market. The opposite is true for an abundance of supply, >100.For the Demand Index, balanced at 100, anything over 100 is excess demand. Example, if the Demand index measured 115, the market’s current demand is 115% of what would be considered balanced or normal. The opposite is true for an absence of demand, <100.

CMI Vs AppreciationProvided by AZ Performance RealtyInformation from November 2024 MLSThe Cromford Report Index (CMI) has been a leading indicator of the future value of Real Estate in Maricopa County for 20 years. With a baseline of 100; when the CMI is above 100, prices appreciate and when the CMI is below 100, prices adjust downward. The CMI hit a record high of 312 in April of 2005 and by August of 2005 year-over-year appreciation reached a whopping 45%.
