PRE-APPROVAL — Most prospective home buyers want to know the size of mortgage they can afford before they start looking for a new home. Your pre-approval analysis can be done online, in person or over the phone. Remember that a complete loan application is required before any commitment to lend is presented.2. HOUSE HUNTING — Now that you know what your “Purchasing Power” is, it’s time to shop. Call us once you have a ratified sales contract and are ready to move forward. 3. LOAN APPLICATION PROCESSING — With property details now available, we’ll work with you to iden-tify the best possible loan product to meet your financing needs. We’ll finalize the terms and lock your interest rate. Our goal at this point is to help make the lending process as smooth as possible for you. To that end, we’ll provide a Document Checklist to help you collect your income/asset data and any additional required documentation. As always, we’re available to answer your questions.Your ICM Loan Processor will generate a formal Loan Estimate (LE), which will list the terms of the loan, pro-jected payments, and an estimate of the closing costs. Upon your formal acceptance of the LE, an appraisal of the property may be ordered, along with title work, inspections, etc. NOTE: WE MUST HAVE YOUR SUPPORTING LOAN DOCUMENTS BACK WITHIN FOUR BUSINESS DAYS OF OUR REQUEST FOR THEM TO ENSURE A SMOOTH LOAN CLOSING WITH NO DELAYS.4. UNDERWRITING — Our in-house Underwriting Department conducts the review of your loan file, consid-ering your income/asset information and the appraisal report, and issuing a conditional loan approval. In the final underwriting review, standard industry guidelines are considered and, if the lending guidelines are met, the final approval and loan commitment are issued: the Closing Disclosure (CD). Your CD will list the actual costs and final terms of the loan. Your ICM Closer will then contact your realtor or builder, and your attor-ney to arrange the closing meeting. NOTE: ADDITIONAL DOCUMENTS MAY BE REQUESTED AT ANY TIME.5. CLOSING — At closing, you’ll sign the mortgage, promissory note and required documents that transfer ownership from the seller to you. Return these items to our office within the next four (4) business days:Two (2) most recent years’ W2s and/or 1099 statements. All pages of the two (2) most recent years’ tax returns, business & personal. If you filed electronically, counter-sign the paper printout before submitting them to us. Your most recent pay check(s) or pay statements: within the last 30 days. Your name and your employing company’s name must be printed on any checks submitted. Be sure to list your work address on your loan application, in the employment section.Self-employed Borrowers must provide a signed YTD Profit & Loss statement. Your most recent bank statements, covering a 60-day period. Include all pages of the statement(s). Internet downloads and printouts will only be accepted if your name, account number and the name of the bank is included on the printout. SUBMIT STATEMENTS FOR ANY/ALL OF THESE ACCOUNT TYPES: • Checking/Savings Money Market/CD’s • Stocks/Bonds • Retirement Accounts/401K/IRA • Gift FundsHomeowner’s insurance policy on all properties you own. Townhomes and Condos: provide HOA payment coupons and contact information for the property manager/HOA manager.Most recent mortgage statement(s) for ALL properties currently owned.
