A G E N TC O M P E N S A T I O NInside real estate transactions there are typically two agentsinvolved. One agent represents the seller, the other agentrepresents the buyer. Each agent works to createcircumstances that are agreeable to their clients.In the past, a listing agent would negotiate compensationwith the seller and offer an included portion of thatcompensation to a buyer’s agent who brings a qualifiedbuyer to the table to purchase the home. My sellers alwaysknow what this breakdown looks like and agrees within theirexecuted listing agreement PRIOR TO signing. New NAR regulations prohibit us from offering a buyer co-broke inside the MLS, but I still recommended that sellersconsider offering a co-broke or concession for a buyer’sagent, here’s why:It makes your listing more appealing TO THE BUYER. When the majority of listingswithin your price range is offering a buyer’s agent compensation or concession, Buyer’stend to be more motivated to view your home as it equates to less out of pocket money toclose and the guarantee they can hire their own representation.It creates a smoother transaction. A represented buyer is a buyer that is educated withan agent working to make sure we get everyone to the closing table in a timely fashion.You are not required to offer a buyer’s co-broke, however, when you allow the buyer to rolltheir agent’s commission into the purchase price of the home it greatly reduces the amount ofcash they are required to bring to the table (again-it’s appealing). A buyer’s co-broke has alwaysbeen a pre-negotiated seller concession, but now the choice is yours in how you choose tohandle a buyer’s agent compensation as part of your transaction. I am here to answer anyquestions you have about compensation and advise you on what is being seen commonly inyour market and price range.

This is it! The big day!!! I’ve done this dozens of times and I promise you, we’ll get through it justfine. You’ll be signing a lot of paperwork today, most of it pretty dull, all of it important. The goodnews is we will have already discussed your settlement statement provided by the title companyand you know what to expect. After you sign everything...the deal is closed once the following isdone:1. The deed isn’t a legal document until it has been recorded by the county recorder’s office. Onceeach party has signed, the title company will send it to record and the signing portion of thetransaction is complete. It can take a few weeks for the recorded deed and tax record to beupdated with the county Register of Deed’s and Assessor’s office.2. Most loans fund the same day, but some may take up to 48 hrs after signing. The home isofficially closed once it is signed and funded. Don't stress if the funding is not immediate. Thelender and title company will notify us when they have the funds in the escrow account, it's just amatter of processing the transfer to your financial institution.Once these two items are complete, the keys transfer to the Buyer that was prearranged will takeplace.
