SELF-PERFORM WORKElevated Construction Services: Mass Timber Erection ExpertsLeveraging the expertise of Elevated Construction Services, sister company to XL Construction, to self-perform erection adds value in terms of cost, schedule, and quality. They have been an essential part of several XL design-build teams, from the outset, allowing for early timber receipt, storage, and timely erection on our largest, most complex mass timber projects.BORREGAS• 182,000 s.f., five-story oce building.• First mass timber facility for this client and the City of Sunnyvale.• 96% embodied carbon savings versus a concrete and steel building.• All-electric, targeting LEED Platinum, and powered by a rooftop PV array that provides excess energy to the grid. • Optimized sunlight through the use of a large skylight and a dynamic façade system that is the first-of-its-kind in the US.• The douglas fir face applied to the ceiling CLT provides an elegant, consistent appearance between the columns and beams that results in a remarkable feeling in the space. To ensure building success with new methods and materials on our first full mass timber building, XL, in partnership with the client and architects, built a full-scale, two-bay mock-up. DESIGNBUILD LEADERSHIPAs design-build lead, XL held all contracts with designers and consultant partners and managed all aspects of design, planning, entitlements, and permitting using a target value design approach. In addition, XL led demolition of four buildings on the site, orchestrated erection of the building, and constructed class A interiors and pedestrian- and bicycle-friendly sitework for parking. OFFICEA Six-story, 315,000 s.f. oce building constructed with maximum interior flexibility to accommodate post-COVID work styles. EVENTS BEACONThe 11,500 s.f. events beacon features a reciprocally framed roof that spans 70 feet without additional column support.FITNESS CENTERThe 24,000 s.f. fitness center has timber roof cantilevers on three sides and is supported by two-story glulam columns.

JAVASUNNYVALE, CAXL Role: Design-Build LeadArchitect: MGA, SERA, RMWStructural Engineer: EquilibriumErection: Elevated Construction Services• Three mass timber buildings, including a 315,000 s.f. six-story oce building, a 11,500 s.f. events beacon, and a 24,000 s.f. fitness center.• A 1,300-stall structural precast concrete parking structure was designed to partially convert into oce and retail space.• 600,000 s.f. of sitework, landscape, and outdoor amenities.• To meet the California Building Code height limit of 85 feet, the design-build team used a composite system with timber beams laid flat, in lieu of standard, deeper beams. This provided a higher clear height to the underside of the beam structure and allowed for clearer sight lines within the interior space. • Targeting LEED Platinum.CASE STUDYThe Value of RelationshipsA significant challenge for the Java project was strategically determining when to purchase timber in order to get the best price and provide schedule certainty. XL worked diligently with the Structurlam and Canfor teams to develop a strategy to fast-track raw material sourcing, which was quickly approved by the owner. The decision was exceptionally timely, because three months after purchasing the material, the price more than doubled. • A 16,000 s.f., single-story amenities center.• 20-foot double cantilevered overhangs that provide outdoor seating areas as well as solar protection.Designed to provide shared amenity space for a group of biotech companies in South San Francisco, this beautiful structure features a café and dining space, lounge, meeting center, fitness facility and private oces. While sustainability was a driving factor behind the overall development, and a key reason for choosing mass timber, wood added further value by creating a warm and beautiful gathering space. Living-Future.orgThis project used Forest Stewardship Council Certified woodMASS TIMBER IN ITS PUREST FORMCLT panels are supported by an intricate, elegant glulam framing system, allowing the structure to also serve as finish. Because they wanted to display the material in its purest form, designers worked to hide connections and utilities as much as possible, allowing visual attention to focus on the wood itself while creating a single architectural expression.

Sonoma Academy’s Janet Durgin Guild & Commons is one of Sonoma County and XL Construction’s most sustainable projects. The 20,000 s.f., two-story building incorporates a student center, a courtyard where students maintain a farm-to-table garden, maker space, wood shop, audio studio, computer lab, dining area, a full-service kitchen, and a teaching kitchen. XL also completed a 3,000 s.f. maintenance yard and bus port. XL built a state-of-the-art, net-positive energy structure using a geothermal heat exchange system, radiant heating and cooling, photo voltaic panels, a living green roof, rain and gray water collection systems, induction-powered appliances, sustainably sourced wood and rammed-earth concrete masonry unit blocks. ATHERTON, CAXL Role: Design-Build LeadArchitect: AedisStructural Engineer: DaedalusErection: Elevated Construction ServicesSACRED HEARTScan to learn more about the Sacred Heart Timberquest classroomTIMBERQUESTTM BUILDING• A 4,000 s.f. school building with four classrooms.• Prefabricated mass timber wall and roof assembly.• 11-week construction (breaking ground to occupancy).In partnership with Aedis Architects and Daedalus Structural Engineering, XL delivered our first TimberQuest mass timber project for Sacred Heart Schools. TimberQuest is a cost and schedule ecient, prefabricated, DSA pre-checked solution that provides 21st-century learning environments within a high-quality, healthy, and sustainable mass timber facility. The project is approximately 4,000 s.f., containing four 1,000 s.f. classrooms, each with a restroom. • A 31,000 s.f., three-story administrative support building• A key first step in the campus modernization• Targeting LEED Gold• First mass timber building for the UCSF systemMass timber was the recommended structure for this Administrative Support Building, oering an opportunity to improve the interior environment, user experience, and utility services and increase assignable square footage. The XL+RMW team worked to drive the design to achieve the budget established by UCSF while maintaining the mass timber structure that the health system strongly desired. Through Target Value Design, the team identified a steel core that reduced cost while featuring mass timber from the exterior inward for a consistent biophilic experience. Construction is set to commence in Summer of 2024. • A 78,000 s.f. three-story HCAI-3 medical oce building• Targeting LEED Gold• First mass timber healthcare facility in CaliforniaCalifornia’s first mass timber healthcare facility will be home to HCAI-3 clinical care spaces on the first floor and County administrative and support services on the upper floors. With sustainability top of mind, the County of San Mateo is targeting LEED Gold for this primarily electric building that includes recycled materials and, being mass timber, will emit significantly less embodied carbon than a concrete and steel building. The building features raised access floors for power and data instead of a more traditional above ceiling configuration.The clinic will provide express care, primary care, pediatric care, dental services, and optometry services for northern county residents. The plans call for a multi-purpose conference area, able to convert to an emergency operations center. The building will also house the County’s Women Infants and Children (WIC) and Aging and Adult Services (AAS) Departments.
