MORTGAGES - WHAT YOU NEED TO KNOW Mortgage Definition - A charge on land to secure the lenders interest on the property. BANK VS. MORTGAGE BROKER  A mortgage broker acts as an intermediary who brokers mortgage loans on behalf of individuals or businesses. Traditionally, banks and other lending institutions have sold their own products. As markets for mortgages have become more competitive, the role of the mortgage broker has become more popular. Today in most developed mortgage markets, especially in Canada and the United States, mortgage brokers are the largest sellers of mortgage products for lenders.  Mortgage brokers exist to find a bank or a direct lender that matches the clients specific mortgage loan needs. A good Mortgage broker will not only find you the best interest rate available but also explain all the mortgage terms, early pay down options, and penalties. Mortgage brokers in Alberta are licensed and regulated by the Real Estate Council of Alberta. They are paid by the lender and do not charge fees for good credit applications. CMHC - CANADA MORTGAGE AND HOUSING CORPORATION If your downpayment is less than 20% the mortgage must be insured. The premium will depend on the down payment percentage.PRE APPROVAL REQUIREMENTS 1. The lender or mortgage broker must pull your credit score.2. You must provide all necessary paperwork proving your income. This can include tax assessments, pay stubs, job letter, etc.3. You must prove you have your deposit in a Canadian Bank for a minimum 90 days.4. In most cases you cannot borrow your down payment.5. WHAT NOT TO DO BEFORE YOUR MORTGAGE FUNDS ADVANCE ON POSSESSION DAY Don't quit your current job or do anything to reduce your current income Don't forget to disclose if you are currently on short or long term disability Don't close accounts that have zero balances Don't co-sign a loan or mortgage for anyone else Don't stop paying your bills (including your current mortgage) Don't spend any of your down payment or money set aside for closing costs on anything else Don't pack away documents that may be required to verify income or down payment Don't make large deposits to your bank account without supporting documentation Most Importantly - keep us informed of anything that may affect your real estate transaction Don't change the status of your employment from full time to part time Don't neglect to disclose if you are on probation at work Don't forget to tell us if you are currently on maternity or parental leave or will be in the near future Don't apply for new credit or loans including "don't pay for a year" account Do not increase your credit card limit Do not apply for further credit or make any large purchases with creditColdwell Banker Mountain Central | www.susanitadediego.com9

GOVERNMENT PROGRAMS The federal government has assistance programs to help home buyers. Research government program requirements to see if you are eligible. First-Time Home Buyers' 30-year Amortization When Purchasing a New Home – Beginning on August 1st, 2024 the Canadian government will allow 30-year amortization periods on insured mortgages for first-time homebuyers purchasing newly built homes. First-Time Home Buyers' Tax Credit - a $5,000 non-refundable income tax credit on a qualifying home. The credit provides up to $750 in tax relief to assist first-time buyers with purchase costs.  Home Buyers' Plan - a one-time withdrawal up to $60,000 from a Registered Retirement Savings Plan (RRSP) by first-time buyers to help purchase or build a home. Generally, you have to repay all withdrawals from your RRSP within 15 years. People who make such withdrawals between Jan. 1, 2022, and Dec. 31, 2025, are also getting more time to begin repayment — up to five years in total rather than two. CMHC Green Home program - when you use CMHC-insured financing to buy or build an energy-efficient home or make energy-saving renovations, you may qualify for a premium refund of 10% on your mortgage default insurance and a premium refund for a longer amortization period (if applicable). HOMES FOR DOGS PROJECT Nothing compares to the warmth and comfort of being at home. But for many dogs across America, this feeling is foreign. According to The Humane Society, between six and eight million dogs and cats enter shelters each year. Plus, almost three million healthy shelter pets are not adopted annually, and only about 30 percent of pets in homes come from shelters or rescues. These sobering facts are what served as the inspiration the Coldwell Banker Homes for Dogs Project. CLOSING COSTSThe purchase price is just the beginning when buying a property ... Appraisal Fee  Required by the lending institution to ensure the property is of sufficient security and value for the mortgage loan. Home Inspection  The cost of a property inspection by a certified inspection company will depend on the size, age, type and location of the property. Condominium Document Review  This service determines the financial health of the development and is in addition to or independent of the property inspection. Legal Fees  Your lawyer's fee plus the disbursement costs associated with registering your mortgage.Property Tax Adjustments  Depending on the time of year that you purchase your property, there may be a property tax hold-back of up to six months.
