2022 GROWING TOGETHER Dear Residents and Partners When reflecting on 2022 one word kept coming to mind growth While it is true that every year we grow as an agency and grow our impact something felt different about 2022 The growth of this year was rapid vast and exciting We learned so much about our agency our community and our goals We continued to refine our craft and expand our partnerships allowing us to better achieve our mission of creating vibrant stable communities in areas of opportunity via bold and strategic initiatives and providing families and individuals with housing options driven by compassion and respect throughout Jefferson County Internally we added 10 employees growing our staff by 15 This growth included additional positions in our HCV and Resident Services programs increasing our ability to support housing stability for hundreds of families with low incomes We completed construction of 144 affordable units rehabilitated and made permanently affordable 108 units and preserved 22 Naturally Occurring Affordable Housing NOAH units These projects highlight our constant pursuit of growing affordable housing options while protecting the ones that already exist This two sided approach aims to prevent displacement and homelessness while bringing more families into homes that fit their budget and unique needs Our voucher program also grew in 2022 We added several special population vouchers which when combined with our HCVs resulted in over 22 5 MM in rental assistance to veterans seniors people with disabilities survivors of domestic violence foster youth and low income families 2022 stretched us in ways we hadn t been stretched before but we can proudly say that we came out stronger than ever We owe it to our community to constantly push the envelope and refuse to be complacent We promise our community that a growth mindset will continue to guide us in 2023 and beyond With gratitude Lori Rosendahl CEO Kristen Gines CPO Amy Case CFO Amy Moore COO

IMPACT Homelessness Prevention 300 non elderly disabled vouchers serving homeless families and individuals in partnership with Jeffco STRIDE the Action Center Jefferson Center for Mental Health and Family Tree 60 VASH vouchers serving chronically homeless veterans in partnership with the VA 29 FYI vouchers serving youth emancipating out of foster care in partnership with Jefferson County and CASA 94 PBV subsidized units for homeless or at risk families in partnership with Jefferson County 41 Emergency Housing Vouchers leased in partnership with the Metro Denver Homeless Initiative and Family Tree Issued 581k in Emergency Rental Assistance serving around 70 high risk families Acquired 22 units of Naturally Occurring Affordable Housing at risk of being sold to a market rate owner Forward Thinking Acquired two real estate parcels for future redevelopment into affordable housing Began Phase 1 of a master planned redevelopment at the corner of Wadsworth and 44th ultimately creating up to 300 affordable homes Wrapping JeffCo with Services Emergency Home Repair Program assisted 34 low income Jefferson County households Our Housing Navigator helped 473 voucher holders find housing that meets their needs in areas of best opportunity Service Coordination expanded from senior properties into multifamily properties Service Coordinators formed partnerships to bring in services based on tenant needs including mobile food banks benefits jobs resources and educational resources Providing Opportunity Received grant funding to hire a full time Service Coordinator Grew staff size by 15 with 10 new positions Continuing to build partnership within the community to keep tenants up to date with the latest resources and opportunities within Jefferson County 2022 Portfolio Updates Flats at Ford St Golden Opened Jan 2022 44 units Serving 30 80 AMI w 8 PBVs Amenities include transit oriented location community room meeting space playground in unit washer dryers stainless steel appliances and balconies

Ames St Wheat Ridge Acquired Winter 2022 Preservation of 22 NOAH units Serving 60 80 AMI 11 PBVs Utilized CDBG funds and a CMF loan to ensure long term affordability None of the existing residents were displaced all of which consisted of low and mid income workers and retired households LOOKING AHEAD The Ives Wheat Ridge Coming Fall 2024 50 units Serving 30 60 AMI 25 PBVs for chronically unhoused Jefferson Center for Mental Health will refer 25 PBV units and provide on site supportive services Amenities to include transit oriented location outdoor gathering space with BBQ private meeting rooms lounge space Units to include LVP flooring dishwashers owner paid utilities walk in closets
