Kylie is a real estate sales person who works with-in the Sharnelle James team. She has over 7 years of experience in the real estate industry in both buying and selling. Kylie also has extensive advertising experience from working in the Real Estate Media industry for 6 years- Kylie believes this extensive marketing knowledge will be a true asset to her sellers.

Kylie finally bit the bullet and returned to her passion for real estate in early 2017 after starting her family.

STOCK RUN  AND DATABASE 

Our database is current and up-to-date.  Not a database compiled of names of buyers from 10 years ago etc.  We are the largest agency in Logan and with all our sales people in our Elders Shailer Park Office, we work together to sell each other's properties.  This is why we have a Stock-Run.  At the stock run which is mainly held on Wednesday mornings.  The day before we add new properties onto the list and we all go together in cars to the properties the agents add to the list. This way any sales person in the office may have a loyal buyer on their database and they will contact that buyer to let them know about your property.  At the same time, we gather feedback from the sales team of their thoughts on the pricing of the property. Any positives or negatives.  Once Sharnelle receives your photos from the photographer.  Both Sharnelle and Kylie email out your property to their own database as a "Just Listed" property.  This is the beginning of the marketing campaign.

VIP VIEWINGS AND OPEN HOMES

During the marketing campaign, we hold open home inspections which are usually on a Saturday and sometimes held on a Sunday. We also encourage private inspections.  We like to hold a VIP inspection time in the first week as anyone who contacts us are invited at a set time slot for a twilight viewing. This is held in the first week.  These are in our current database.  Buyers are electronically checked into the inspection via our electronic devices. The program we use is to collect information and make contact after the inspections.

PROGRESS REPORTS AND FEEDBACK

We have many ways of contact- SMS, emails, verbal and also face to face. We contact the buyers and add their comments to our files.  We compile written feedback report and we email that to our clients.   This is compiled from emails, phone calls and open home or private inspections.  If there are any issues or relevant feedback we will further discuss this with you.

PRE-CAMPAIGN MANAGEMENT 

We offer our experienced contacts to help you maximise the value of your home.  We can help you with exterior and interior cosmetic and or structural improvements. Sharnelle's 28-year building background is her niche in helping you present your property to the best for preparation for the market.  Communication is vital in the timing of blending trades and photographers.  We work with our clients during the pre-campaign process.  With Sharnelle Building and Kylie's marketing experience, the finished product is of a very high standard.

OUR SERVICES

When we have a buyer who would like to make an offer on a property we have a process.

  1. We give the buyer or buyers a form to complete with their first offers and conditions.  Then the process starts.
  2. We complete a formal contract and negotiate the agreement to sell and purchase the property
  3. Once the contract is agreed and signed by all parties.  There is a 5 working day cooling off period which starts from the date on the top of the dated contract.  The initial deposit is paid within 1 working day of the contractsigning unless otherwise agreed.
  4. The will be possibly a finance clause-  The buyer contacts their bank and applies for a loan if needed.  The bank will organise a valuer to contact Kylie or Sharnelle.  Either Sharnelle or Kylie meets the value at the property.  The sellers do not need to be there for this.
  5. The next is pest and building.  The pest and building are booked by the buyer with their preferred inspectors. That company will contact Sharnelle or Kylie to book an inspection time.  As the inspectors are booked out most days and time space poor.  It is recommended that the Sellers not be at home when the inspection is taking place. Either Sharnelle or Kylie will be in attendance whilst the inspectors do the required inspections.  The buyers are encouraged to be at the property at the time of inspections as they are the ones paying and have engaged the inspectors.  This way if any items are needing to be shown to the buyers they can be done so on the spot.
  6. The report is then given to the buyers and this may take a few days to prepare and forwarded to the buyers.
  7. If there are items in the report that are a concern to the buyer and the buyers asked for things to be repaired or a reduction. The Sellers have every right to ask for a copy of the report to see that these items are in the report.  This is organised via solicitors.  
  8. Once the contract is unconditional by the buyer.  If there is a second deposit to be paid it will be paid into our Elders Real Estate Trust Account.  The same place as the initial holding deposit was paid into. This is usually the next working day after the buyer advises they are unconditional.
  9. The buyer has the right to have a pre-settlement inspection prior to settlement to make sure items are still there that were viewed and included in the contract and that the property has been left in a clean and tidy manner. This is usually done on the day before or on the day of settlement.  In the presence of Sharnelle or Kylie.
  10. Handing over the keys-  The keys are required to be at our office prior to settlement.  The keys will not be released to the buyers until we have received in writing a notice that settlement has taken place.  Once both these letters either by email or fax are received by our administration we will hand the keys to the new owners.  This usually takes around 30-45 minutes after the solicitors contact the parties - Buyers and Sellers to advise the property has settled.   Exchange of the keys usually happen in our office at 1/36 Bryants Rd, Loganholme Qld 4128
