1 0 BUILDING MBPJ Tower MBPJ Tower is a government building in the business hub of the Petaling Jaya It is located in PJ State Section 52 also known as PJ New Town area The building houses several commercial facilities at a commercial site of 4 702 square meters with 1 375 square meters of parking space and a total floor space of 23 370 square meters The building is 27 storeys high one of the earliest high rise buildings to be built in Petaling Jaya The main purpose of the building was to serve as a means of improving the efficiency of the MBPJ Majlis Bandaraya Petaling Jaya administrative system Providing office space complete with extensive facilities these facilities were to be rented out to businesses as a means of generating income for the administrative body that could be used to better serve the people 1 Page LOCATION It is located in the east of Petaling Jaya PJ at Jalan Tengah PJ New Town 46050 Petaling Jaya Selangor Malaysia It is located away from Kuala Lumpur approximately 12 km to the north east Bangsar approximately 6 km to the north east Puchong approximately 7 7 km to the south Subang Jaya approximately 12 3 km to the west FUNCTIONS MBPJ Tower is used as the headquarters of the local city council It houses a number of private offices and several government departments involved within development planning engineering building control health and safety issues and license application It also has an open car park for the use of office staff only

Figure Entrance Bridge to the building Figure Side view of the bridge and sunken plaza The building itself is located on a sunken plaza entered through 2 entrance bridges on the north and south sides of the building respectively The base of the building is accessed through 5 staircases located at each of the 4 corners of the plaza A 2 way road acts as an entrance to carpark in the sunken plaza Figure 2 way access road to carpark RELATIONSHIP TO SURROUNDINGS The MBPJ Tower stands out from its immediate context With a unique hexagonal plan and long vertical linear elements it contrasts with the typical boxy rectangular shop lots that dot the surrounding space Furthermore it is the lone high rise building emerging from a pit like sunken plaza making it hard not to notice making it a prominent landmark of the Petaling Jaya New Town area Upon initial construction the site for the building was selected in order for the building to be strategically placed to strengthen the area as a business hub Located centrally to the business and administrative hub of Petaling Jaya MBPJ Tower is surrounded by many major commercial banks namely Standard Charted Bank HSBC Maybank Public Bank RHB Affin Bank and Bank Simpanan Nasional BSN With the added factor of a variety of businesses operating in the surrounding area the area is thriving as a business trading enter for the citizens Other businesses that are located nearby are Lotus Five Star State Cineplex bakeries mini marts open air parking lot and a college 4 Page

RESPONSE TO CLIMATE Petaling Jaya is one of the wettest cities in Malaysia It receives heavy rainfall all year round approximately more than 3 300 mm of average rainfall annually Petaling Jaya is warm at an average 30 degrees Celsius Figure Fa ade of the building mostly covered with tinted glass To address these climatic factors the building was designed to have large panel windows to take advantage of the tropical weather promoting natural air ventilation throughout the floors of the building The windows were tinted to improve heat insulation of the building Furthermore these large windows allowed for greater natural light penetration to the building 5 Page

3 0 PLAN TO SECTION OR ELEVATION ANALYSIS The plan of the tower is an octagonal shape which is a unique geometrical shape which is rarely used in architectural designs It has a unique concept where it makes the MBPJ Tower to appear differently in relation to the site setting as the structures around it is of similar shape This creates a contrast with the surrounding buildings causing it to stand out Access to the building is situated at the horizontal part of the plan This enables maximum space utilization of the building as the office desks are mostly located around the building Other than that perspectives of Petaling Jaya can be acquired from each and every working desk as the buildings of the encompassing are lower than the MBPJ tower SYMMETRY AND BALANCE Symmetry and balance can be seen on both the plan and elevation On the plan although the octagonal shape plan is being elongated it is still symmetrically balanced In the elevation the building shows a vertical symmetry Elevation 6 Page Plan

REPETITION Repetition is shown by the utilization of reinforced steel bars and strips of windows which makes it the repetitive element which is incorporated in the design throughout the exterior of the building Elevation MASSING The massing of the building portrays an overall form of an elongated octagonal prism which diminishes at the top and bottom Elevation UNIT TO WHOLE The interior design of the building can be viewed as isolated units of use spaces The whole is the impression which is expressed on the exterior with the units not shown NATURAL LIGHT PENETRATION The tower allows light to enter from all directions due to its height However it is surrounded by black tinted glass throughout the building and in between there are steel bars This will only allow a limited amount of natural light to enter into the building 7 Page

CIRCULATION TO USE SPACE The MBPJ has a vertical circulation of 27 stories which can be easily accessed by the lift which is situated in the centre of the building Besides that there is also a fire staircase located on the left hand side of the plan Passageways can be found on opposite sides of the building which leads the public to the interior of the building The architect is trying to promote a central dominant configuration where he locates the circulation in the centre of the building where a 360 degree view of Petaling Jaya can be acquired Private car parks for the staff are also available with a ramp leading from the main road to the car park Entrance and Exit for Carpark Carpark 8 Page
