At Caine Statham we do things differently.
Having been involved with other real estate companies over our careers, we always
knew there was a better way to sell real estate, but established companies have their
own ways, their own protocols, and can be slow to change.
So instead of complaining that things wouldn’t change, we changed and set up a real
estate company that would work they way, we know, would beneﬁt both sellers and
So while we are a new company, we have decades of industry experience behind us to
get the best outcome for you and your family.
But being new, we have also chosen some old fashioned methods.
I. We don’t charge for marketing, you are giving us the privilege of selling your home and
trusting us to achieve great results for you. All the newspaper, internet, ﬂyer, signboards are
paid for by us.
This is the way real estate used to work back in the 70’s, before sales trainers and
accountants suggested the client pay this expense and promote the agency and agent at
the same time.
We aren’t valuers, you aren’t a valuer, so it doesn’t matter what we think of your homes
value. Certainly we may have an accurate estimate of what it may sell for, but at the end
of the day, house prices are determined by Registered Valuations. So we get one done for
your house before it goes on the market, we discuss what the valuer’s recommendation is
with you and then a price is set. When the home is sold we reimburse the cost of the
valuation to you.
III. We also arrange a building inspection and a water damage inspection for your home, we
do this to ensure there are no surprises when the home goes to market. Knowing in
advance if there are any issues, we can discuss about ﬁxing them ﬁrst before the home is
advertised for sale, or we can reduce the end sales price by the costs of the estimated
repairs. Again when the home is sold, we will pay for both these inspections.
This approach puts you in the drivers seat at all stages of your homes sale.
IV. When your home is sold, we step in again and arrange a full commercial clean of your
home. This means you and your family are not burdened by the unenviable task of
cleaning your home after the stress of moving out. The home will be cleaned and the ﬂoors
polished and carpets cleaned. The purchaser will be happy knowing they don’t have to do
their own clean and will ﬁnd the home in move in condition from day one.
