Commercial to Residential Conversion

A major project to transform disused offices in Darlington and providing 47 one bed apartments delivering high quality, affordable homes for local people. From inception through to completion, this project was fully managed and delivered by the Coast & Country team and in partnership with Darlington Borough Council.

Delivering something great out of nothing

Prior to conversion into a community training and resource centre, Westfield farm was a derelict grade II listed building owned by the council and transferred to Coast & County.

 Through close working with local residents and our tenants a new use was proposed comprising IT suite and UK online centre, job club, training venue, allotment style gardens, venue for community events and national careers service pod.


Why was this scheme different?

The team worked closely with the planners to sympathetically restore the building. We engaged our supply chain to drive social value and contribute resources and labour to deliver the project.

Trade apprentices were taken on to work on the scheme alongside residents and staff.

Coast & Country delivered the scheme from inception through to completion.



Westfield farm

The refurbishment works comprised the removal of asbestos throughout the building, mechanical, heating and electrical upgrades, new kitchens and bathrooms, improved fire safety and security, overcladding, the installation of new windows, wi-fi and solar panels to the roof.

We were unable to empty the block so the work was carried out floor by floor withe tenants decanted for 1 month. Effective resident liaison and comunication was critical to the success of this project and every aspect of the programme scenario planned  to ensure seamless delivery of the works.

Spencerbeck House now provides quality accommodation for residents with low running costs / service charges and high security. Also, the residents committee was re-energised through their invovement in this scheme.

Commissioned as part of the Redcare Programme 'the Dunes' provides state of the art extra-care.


The Shore in Eston, Middlesbrough provides purpose built accommodation for 12 adults with learning disabilities.


The accommodation offers a secure home for life with access to varying levels of support and an assessed package of care tailored to meet individual needs.
