What we do Leasing Our dedicated leasing consultant takes care of the first stage in ensuring that your property is leased to the best possible applicant and attracting the best possible price Being with the interested parties at all times onsite at a viewing and introducing them to the property its features and the location itself enhances the overall experience for both potential tenant and yourself Having the time and ability to engage with the interested parties onsite gives us a better understanding of the applicant come the time of application processing and feedback to yourselves Application Processing The leasing agent after meeting with the interested parties is the person who processes the application Checking in with employers assessing the bank statements completing a tenancy database search researching on Facebook and checking rental history with previous real estate agents It is at this stage that the property is Auctioned off The leasing agent will discuss with the potential applicants surrounding the price they would happily pay for the property and potentially achieve an additional 10 20 per week for you Rental Payments Tenants are provided with a number of options to pay their rent Direct deposit to our nominated Trust Account is the preferred method All tenants are to be provided with at least 1 free method and we also accept bank cheque or money order into our office

What we do Rent Arrears Our office has a strict policy when it comes to rent arrears From 1 day in arrears the tenants are contacted via SMS to remind them of their due payment From day 5 an SMS and Email is sent to the tenant together with advice to yourself as the owner to keep you in the loop Day 7 the tenants are called and from day 14 termination notice issued Routine Inspections The first routine inspection will be carried out at approximately the 6 8 week mark giving the tenants enough time to get semi settled As the owner s representative we are able to carry out 4 routine inspections per year A full detailed report is compiled onsite with comprehensive photos You are invited to attend or a representative to all routine inspections Repairs and Maintenance As a brand new build we understand the importance of bringing items to your attention for warranty purposes and the builders of the project We have a dedicated staff member who attends to all repairs and maintenance as well as follow ups with the tenants and trades people

What we do NSW Civil Administrative Tribunal Our fully trained team is more than capable of attending the NCAT on your behalf if need be We adhere to high quality procedures already implemented in our business This provides us with the knowledge base minimise attendance at NCAT and if possible not even get to that stage Lease Renewals Rent Reviews All leases are visited approximately 6 8 weeks out from their expiration date At this time rent reviews are carried out and the question is asked by both parties as to their intentions surrounding the lease Lease renewals will only be entered into with the written instructions by the owners Should the tenant wish to remain on a lease continuation and you as the owner are happy with same rent reviews will be carried out and revisited periodically Vacating Tenants Tenants are required to provide a minimum number of days notice to vacate As soon as our office has any information surrounding the vacate of a tenant and or their intentions we will advise you as the owner to discuss a marketing plan moving forward

What we do Owner Communication Communication within our business is key We focus on communication and best practice at all times Our agents are continually training with Real Plus on a weekly basis to ensure that we are up to date with the latest in the industry Market reviews on properties are carried out periodically and expressed at the time of lease renewal or as per the rent review process All information and advice is confirmed in writing at all time to confirm conversations Owner Statement and Disbursements of Funds Our office offers a disbursement run at mid month if required and the final release of funds at end of month The final release of funds includes an itemised statement along with a copy of all supporting invoices which may have been paid on your behalf from rental income i e council rates water rates strata rates etc Keeping all expenses together will assist at the End of Financial Year with a statement being produced for your convenience
